I can't say enough about how Terri helped me sell my propertly. In today's world it is difficult to navigate any transaction, let alone a realestate sale. Terri guided me with all of the documents, helped me prepare my home in advance, the professionals she referred me to took their time and expertise to make the sale seemless. She explained all of the processes. She communicated with the buyers agent to ensure all of their needs were met as well (who does that?). I am happy I used Terri, I would her use again.

The good and the bad. I used Terri for a number of years and she was pretty good as an agent for both buying and selling. I have purchased one home and sold three properties with Terri. Terri is motivated to get that commission and this is a good thing. You want your agent hungry!Where I believe Terri shines is in showing houses. She is fierce about committing her attention to just the client. She dives deep to understand what you want and she will NOT waste your time.For me the best experience was buying a home with Terri. I thought the experience was nothing short of remarkable and something I bragged about to many. Terri is a ZERO stress agent and she offers unlimited effort to show a home and point out the good and bad.When selling my properties, Terri was and is 100% available to you. She is charming. She has the best smile. She has a calming way about here. She is in control and that is her goal, to take that stress from you when it comes for looking for or selling a home. A real pro. In my case, she was there to help me stage, pack, pick up packing paper, boxes, packing tape, food, clean, check to make sure I packed everything, and when I wasn't at the house, she moved my trash out. You name it - she does whatever she can to showcase your home. Anything I needed as it related to helping me get the house ready and maintained for sale, she was on it relentlessly. She fights hard for that commission and that's what you want in a SUPER PRO AGENT and that is Terri Chapman.As with anything, there are things that can go wrong - unfortunately. And this happened because I believe she stepped out of her sphere of profession. During my packing and moving, Terri spearheaded the moving company to pack and move my household. A firm she has worked with for over a decade and according to the owner. Terri and he are personal friends. Terri did not confirm the friendship, though.Because of over the decade plus relationship with Terri I believed I could trust all thing Terri and did not question her recommendations outside of realty. I let Terri steer the moving project because strangely it was difficult to communicate with the moving company unless Terri was directly involved in some way or herself asking the questions. RED FLAG.Sadly, to say the least, this transaction did not go well with Terri involved. In fact, the move was so destructive that it strained our relationship and terminated it. This is unfortunate and as we all know, when we work with professionals that are deep into our personal lives such as our homes, our finances, our possessions and relationships. And this is the tough park that Agents and Clients have to navigate. It gets personal because the work is personal. The both of you become family. There is trust involved and a level of friendship while navigating the sales process. Sigh. The massive moving destruction and the way my agent handled it broke my heart, cost me 10s of thousands and left me ...devastated with zero options.I did not expect Terri to "pay" but I did expect her to use her position to advocate and this did not happen. She left me with a response, "I don't know what to say." And after the bitter discussions it became clear, the issue is not her fault directly, it was that I believe she operated outside of what makes her a great agent.Terri want's to make everyone happy. She really does and this experience is a hard lesson. When you refer and then champion the referral, you take on a measure of personal accountability because the clients can be vulnerable. They trust you with their hearts and their wallets...and when they make decisions based on their trusted professional, you have to be their for them. Advocate and maintain that trust. Even if things still go south, the agent must remain a trusted advocate and help the client achieve if possible, justice.In closing, this is where I think Terri might re-evaluate stepping outside of what she does best, being an Agent. After all, it's fair and reasonable that she has not influence over, for example, a moving company...even if she is or not friends with the owner. Better could be providing a list of moving company options and urging the client to research/looks for recommendations.Though Terri and I no longer work together. Without hesitation, I recommend her as an agent. Even so, be mindful for any recommendations outside the scope of what she has absolute control and expertise. You don't want to go down a path were ultimately she can't be accountable for a reference she strongly urges such as a moving company that can destroy large portions of your life. You will like her but do your home work!
