1) Get a Buyers Consultation with Realtor for clear road map of your purchase options and timing. The consultation should be more than "how many beds and baths and area." In order to represent you effectively, a Realtor needs to know you and your specific unique situation, motivations, wants versus needs as well timing. All these factors play an important role in helping you get what will be best for you and your family. This important step is often overlooked in the fog of shopping. A clear headed Realtor should be effective in helping you understand what is available, how you can get it and when you "FOUND IT", able to get it through effective negotiations. It matters WHO you work with, that is why it is important that you get the right information, the first time. 2) Get pre-qualified with a Mortgage lender to understand your purchase ability. Make sure you are working with a person who has experience and ability to close quickly. Not that you will need it, but this one skill has been a key distinguishing factor for many of my clients. The Loan Officers knowledge of the closing process and their ability to deliver on agreed dates will differentiate your offer whenever you are in a multi-offer / competitive situation, or just need a good negotiating tool.

Have consultations, ask questions and you find that a local expert will always win over any national brand. In my vast understanding of national markets and growing technologies, a local expert will always be the best resource for home owners. As full time business owners, they will be aware of changes in buyer demand, seller inventory activity, pricing trends and know how to vet the buyer and lender translating into a great experience. Don't let big brand names and massive technology sway your opinion. There are over 15,000 agents in Southern Nevada. There are many licensed, but only a small percentage of them will be qualified experts.
