    We've decided to sell but I have no idea what I should do first. Do i talk to a contractor and get everything updated and fixed first? Do i have to get pictures taken on my own?   • We've been a month on the market?

    Our home has been on the market for a month, in good condition and updated. We haven't had a single contract and only a few showings. We live in the country - we're disapppointed in our realtor and we're wondering if we should look for someone new. Our home wasn't showing up on zillow for our area and once we told our agent our concerns he looked into it and it was put in the wrong area on the mls. He has a full time job outside of being an agent. We aren't sure this is a priority. One open house. We've received no feedback from anyone on what we can do better and we have to get out from under this house. Thoughts?

  • What do I have to disclose as the seller of a home?

    My upstairs and downstairs tend to have a 5 to 8° difference between the two. I had a contractor come out and look at the insulation. He stated the insulation is dated and needs replaced. Is this something I have to disclose? It does not cause any mold, condensation, or damage issues whatsoever. It more so is chilly in the winter downstairs compared to upstairs- but that’s it.

    If we list our home as a pocket listing, will it then now show on some websites? We've been reading about Zillow not showing homes that were privately listed. So, if I do a pocket listing will Zillow not show it? Are other companies doing this?



    We wanted to test the waters on our house and start with a pocket listing. We know there's a range of values for our house and we want to start with the high end, so we thought a pocket listing would be a good test of interest. We prefer a pocket listing at a high price, rather than listing high and having to decrease the price.

    I've had my house on the market for about 3 weeks. I was hoping it would sell quickly and I wouldn't have to deal with showings over the holidays.
    I'm wondering, if it hasn't sold by the week of Thanksgiving, can I pause selling my house? I don't want it to look like the house is just sitting there and no one wants it. But I also want to enjoy the holidays without needing to have the home "showing ready" at all times.
