What is a build to rent community and should I buy near one?

There is a huge new development nearby but a friend told me it is all build to rent houses owned by a giant corporation. Does living next to a neighborhood of 100 percent renters hurt my property value or does it mean the area will have better amenities like parks and pools?

What are the hidden costs of buying a new Construction home?

Looking at a new build development. The base price is in my budget, but then they mentioned lot premiums, design center upgrades, and something called a SID/LID tax. By the time I add a backyard and blinds, am I going to be $100k over budget? What should I ask the builder before I sign?

I keep seeing videos on TikTok talk about house hacking and how you can live rent free. Does this just mean getting a roommate, or is there a specific way to buy a multi-unit property with a loan and then charge renters more than the mortgage?

I want a fixer-upper - what are deal breaker, don't buy redflags for fixer uppers?

I'm not super handy or knowledgeable about this stuff but I think I can handle a fixer-upper that maybe just needs cosmetic and then I pay someone to do one or two of the bigger projects. I’m looking at cheaper houses that need work. I don't mind painting, but what are the issues that are too expensive to fix? Foundation? Mold? Knob and tube wiring? What should make me instantly cancel the contract?

How are we supposed to sell and buy at the same time with these rates?

I have a 3.8% mortgage. If I sell, I’m looking at 7%. I feel locked in. Are people actually selling right now, or is everyone just waiting for rates to drop? Is there a strategy to make the math work?

Sell house and move or HELOC?

I have been in my house since 2019. It's small. My family is outgrowing it. rnCurrent house was $110k. Have about 75k left. Our mortgage is awesome. ~$800/mo. 4% interest rate. I am terrified of being house poor. We can definitely afford a higher monthly payment on a bigger house but with the current market I'm not sure a few extra hundred per month is going to get us a bigger house.rnrnI am considering a HELOC because we have a basement that would add so much room if able to finish it. The basement would need a ton of work. Probably 15k in sump and waterproofing before we could even put up walls, electricity, etc. I have some savings but I'd like to keep it for emergencies. Opinions?

Why are houses so expensive?

I am finally ready to buy. I have been renting for years and I want to own. I have been paying $1400/month in rent recently for a 2 bed 1 bath and I was hoping that I could buy a slightly bigger home and have a similar monthly mortgage payment but I can find nothing. Even outside of my desired area home prices are going crazy. What should I do? Why are home prices so high will they come down?
