Tracy was an amazing real estate professional in every way. She was incredibly patient with my wife and I who were brand new to the area and let us explore and evaluate several key locations throughout the 5 cities. We looked at homes in SLO, Pismo Beach, Avila Beach and AG, eventually purchasing our home inside San Luis Country Club Estates. We had VERY specific needs and a tough list for her to deliver upon. We were also open to the best neighborhoods for our family of 5, making the challenge that much more difficult to find the perfect home. Tracy knew the local market, best schools, best neighborhoods for families and was an expert on price point and negotiations when we finally made the decision to purchase. Her relaxed and professional presence was a god send for us all throughout the process, including multiple offers, counter offers and others competing for similar and desirable homes. Without Tracy we may have made a poor decision on our final location and more than likely would have not been fortunate to purchase the wonderful home we did for our family. As recently retired and empty nesters, my husband and I were contemplating moving from the Bay Area to SLO, and Tracy and Stephanie Ronca were referred to us as the perfect Real Estate Professionals to get in touch with. They were more than helpful to us by offering overview knowledge of the local and surrounding areas, preparing a detailed tour guide of the areas they felt we would like to see, and they were responsive to all questions and inquiries we had in our early area searches. Working with Stephanie Ronca to sell my house in Paso Robles, CA, was a sincere pleasure. From launching the listing to (early!) close of 30-day escrow, Stephanie provided expert advice and guidance, including correct time to list, correct pricing through comps and discussion, and preps that should be done so that the house showed it's best. She listened to my questions and concerns and was always willing to discuss them. By following her guidance, we succeeded in a smooth sale with multiple offers to consider and a final sale over the asking price. Additionally, Stephanie provided contacts so, when needed, i could get work done that the home inspection called for. These contacts were extremely professional and work was completed seamlessly and in a timely manner. As I was not on-site in Paso Robles during this time, this was absolutely invaluable to me, and to the successful sale of the house.Something that was very important to me...Stephanie drafted a schedule early on. This included specific dates for termite inspection, photographer (she was on-site to work with photographer), listing date, and planned open house(s). Additionally, she kept me up-to-date on showings and follow-up responses immediately, and all paperwork was handled electronically and efficiently.In the past, i have found selling a house to be an extremely stressful process without receiving timely feed back, having scheduled dates cancelled, and ultimately having to lower the selling price.
