Was looking at a local listing for an orchard. Had trouble getting in touch with the listing realtor, so I found Joe on the Internet, contacted him, and asked him to represent me in this possible transaction. He agreed to do so. He did not know a lot about pecan orchards, so he put me in touch directly with the Seller to answer my questions. I asked Joe to drive out to the orchard to take some pictures of the trees, which he agreed to do. On the day he was to drive out, the Seller contacted me and asked me to relay to my realtor NOT to drive in the orchard, as they were in the middle of harvest and there were nuts on the ground. I texted Joe with that request, and he responded he would not drive in the orchard. What does he do? He drives in the orchard. The Seller was upset and let me know immediately. I confronted Joe and he admitted he did drive on the property with this response: "If he did not want me in the orchard, he should have closed the gate going into it". I asked Joe to make it right with the owner, since it was his fault the owner was upset. Joe wrote an email apology, but with that email, attached an email string that contained confidential emails between myself and Joe regarding this matter. I don't know if this was intentional or a mistake, but it was stupid, in any event. I fired him immediately after that. None of the rating categories above really apply, but if there was a category for "Professionalism" and "Orchard Knowledge", I would rate him with a 0.
