What more can you add about Bobby Mims? We live in New York and seriously looked into selling our Florida vacation home. My husband did extensive research in an attempt to find a Real Estate Agent who would appreciate our well-appointed SMART (energy-efficient) home. We made an appointment with Bobby and he arrived the next day, on time, well groomed and very professional. After viewing our home, Bobby presented us with the standard listing contract. Bobby took the time to explain each and EVERY line to the fullest. He answered all our questions, and we were confident that Bobby was our guy. Not being present to show our home, we trusted Bobby with the house key (a lock-box was NOT an option for us) and insisted that he be present for EVERY showing, which he agreed. We signed the contract and showed Bobby all of the SMART items that needed to be turned on to fully showcase our home. Bobby made the process so effortlessly easy. Indeed he was available for EVERY showing even if he wasn?t the agent with the prospective buyers. He would arrive at our home early before a showing and turn on all the lighting and open all the window treatments. From his dedication to his job, the expertly written listing description, to the upscale professional photographs he commissioned, our home was sold in 6 weeks for full asking price. If you are thinking of listing your home or purchasing a home, Bobby Mims is the one for you, oh and he is VERY easy on the eyes!

We (my wife and I) found more disappointment than rewards when working with Bobby and Lindsey Mims on a purchase of our first home.Maybe I'm mistaken this but we thought the realtor representing the buyer(s) works for the benefit of the buyer(s).This experience showed us that as false. Bobby and Lindsey seem to work for the commission check instead of working towards the buyers' benefits. Bobby and Lindsey team seemed to try to push the closing date up, rush the inspection process, even suggested that we perform the survey prior to an appraisal because it was coming in late.That's right, they suggested that we pay for a $1000 survey BEFORE the appraisal comes back rather than push the 30 day closing date forward 2 weeks. Bobby argued that the contract does not allow it, the date is set in stone and the seller might sue for breach of contract. However, the contract clearly allowed for it with 10 days notice as I read that contract thoroughly prior to signing it. The date was pushed forward once we made that clear.They both seemed to constantly argue with our loan agent and reminded us that this would not be happening if we chose their suggested loan agent. Their suggested agent offered a rate of 0.8% higher than the one we found when shopping around.Once the loan was fully approved and funded, Bobby and Linsey jumped at the chance to push the (set in stone) closing date up sooner. The date stayed the same as the sellers were still not ready. Ironic.They also seemed to play games. Even though there was a group text and email set up for our communication they would still at times contact us individually. If I don't agree to something they seem to call my wife and ask her. If my wife didn't agree with something they call and ask me. Great example of mommy said no so the kid asks the daddy. When closing time came, the final walk through was rushed and there was a lot of tension built up. It was not pleasant.It did not feel like a professional process.The main disappointment showed up during sale pending process. This is were my wife and I feel Bobby and Lindsey failed us the most.We had 3 major concerns which we repeatedly brought up right after the inspection.1. Since the roof was newer, we wanted the warranty information.2. Since the AC was newer, we wanted the warranty information.3. Since there was a transferrable termite bond, we wanted to transfer it.ALL 3 were blown off by Bobby and Lindsey every time with a text paraphrased as Stand By For Information, or a variation of such.After closing when asked once more, Bobby concluded that there is likely no roof warranty and no AC warranty since the buyer did not provide the information in the "paper stack" left behind. The termite bond turned into a terrible hassle because Terminix said this should have been arranged prior to closing and signed on the day of closing.I feel like this information was purposely eluded by Bobby, possibly Linsey too rather than risk losing the sale.Bobby had nearly one full month to answer our repeated requests for this information but always left us hanging until after the paperwork was signed. I guess what's done is done in his eyes. They got their check. Any phone call with Bobby are not productive. He diverts questions, simply denies to answer them and pushes blame onto the sellers. His best defense is denying facts.However, there is one good point I can make about them which is why I gave the 2 stars and not 1.Both Bobby and Lindsey hustle and do whatever it takes to get their commission check, therefore to close the deal.If you're selling a house, they will do everything possible to get the deal closed. Just don't leave your guard down.If you're buying a home I'd suggest you look for a different agent team which cares more about your interests rather than the commission check.
