I had the pleasure of buying a house with Juston a few months ago, in a nice area. Although I have been a homeowner before, this was my first experience in actually going through the effort buying: Finding, vetting, inspecting, getting financing approved, inspecting again, cancelling a sale, finding a better house, inspecting again, and finally closing on a place took quite some effort, and it was a relief that I could always rely on Juston for assistance. Juston and his team made sure that I was always moving forwards with the process, even though at times it seemed that the process had a bleak future and would fall through yet again.I am a particular type of client, in that I am a choosy. I have parents who are extraordinary sensitive to risk, and so I decided to play it safe. I made demands of the seller that are a bit more generous than most (I asked for longer due diligence periods, I had an amazing home inspector who was able to point out the smallest (and largest shortcomings)). Through this period, Juston would continually advise me that I'd have to be realistic with my expectations, and that we needed to meet the seller somewhat in the middle. The first offer on the first house I was interested in was rejected by the seller, and I wasn't willing to meet with the seller's terms. The second offer I made actually went under contract (but the house failed the due-diligence inspections and I had to cancel that sale). During both of these failed attempts, I never felt that Juston was pressuring me into accepting something I would later regret.Our perseverance eventually paid off, and I found a delightful house as my "attempt #3", and we went through all the effort of closing the sale. Juston's expertise goes beyond just knowledge of the transaction and negotiation, he actually has done some work improving houses of his own, so he is also able to provide expertise about a new homeowner's next steps. All in all, I'm confident that a potential home buyer couldn't do better than Juston Puchar as a buyer's agent.
