We used James to sell our house. We wanted a Realtor because we were moving out of state. He had a good idea about the community and home values. Unfortunately, he was the worst Realtor I have worked with, and highly disorganized. I generally ask the escrow office to send documents 48 hours in advance so that I have time to read through. In the process I realized that Jame's office never handed all the contract docs to the escrow office. So the escrow docs were wrong, and I was forced to straighten it out from out of state. Unfortunately, Jame's and his team were completely clueless to the fact that they did not handover all the contract docs to the escrow. Even though we used James, we found the buyer ourselves and the house went into contract prior to hitting the MLS. He got the 3% commission, but called and asked for the credit card for every little thing he had to do in the house. After, the house had closed his office called saying the buyer thought we were going to get the house professionally cleaned, and asked us to cover the cost to hire cleaners. Out of consideration for the new owners, we covered the cost of them hiring cleaners. I am still surprised his office called us with that after close of escrow. When it comes to negotiating, all he said is that's reasonable you should cover it, even for the silliest requests. So we always felt that he was negotiating on behalf of the buyers and not us.
