Jane, was amazing to work with. I felt very comfortable working with her knowing she has many years of real estate experience. As a first time real estate investor she was always there to answer all my rookie questions and always quick to respond. She was patient in explaining the buying process and so I was always prepared for the next steps, up until closing escrow. She even questioned the amount of the escrow fees which as a first time investor I wouldn't have picked up on without her help. She's got your back as it were. We hired Jane to sell our home after two prior agents had failed to achieve a sale. Before I get into what Jane was able to do to be successful, let me first contrast that with what the two prior agents did (or did not) do. Our home is and was a challenge. Yes, we were in a hot Arcadia market, but we had a hillside lot and an older home, i.e., in need of kitchen/bath upgrades and a new roof. The hillside was such that there was insufficient flat ground to build an expansion to the home, which is a lot of the buyers in the area were looking for. For a house that is listed in the low $1 million, buyers tend to expect more. The prior agents failed to fully appreciate this challenge. They simply stuck to their "usual playbook" without making adjustments in strategy. They also failed to properly market the property, relying instead on what was perceived at the time to be a hot real estate market in our area. Well, long story short, our house sat on the market for a long time, which could have been absolutely fatal. We needed more, and our then agents were incapable of providing that.We were at our wits end. Knowing we had to try a different approach, we reached out to Jane. She was the first (and only) agent who got real with us about the aforementioned challenges inherent in selling our home. She understood that there is no standard playbook for marketing and selling a property. Each one is unique - and she got that! Jane redid the language on the MLS, and staged the home using a lot of our existing furniture because we lost so much money on staging costs with the prior agents. We relisted the house, this time with an aggressive price. We had multiple showings, and eventually settled on an offer (among multiple) that we felt was the right one.But her representation did not end there. She negotiated masterfully with the buyer's agent, whose clients demanded a multitude of repairs which we did not want to make. We were eventually able to resolve everything within the standard escrow period only because of her guidance and skill.Honestly, I doubt many other agents would have been able to accomplish what Jane did for us in selling our home. We made a significant profit on a hillside home that needed serious updates, and we sold for seven-figures. We did that even though previous agents had essentially allowed our home to sit in the MLS for an extended period of time. I can't stress enough how important it is to find an agent who will understand the unique properties of each home she lists, and how that impacts marketing strategy. Jane does that better than any other agent we have encountered, to the point where everyone walks away from the transaction satisfied.
