We started by interviewing numerous listing agents before making our selection to go with James Harris of The Chabris Group with Keller Williams Seven Hills Realty. James was excellent at telling us, the homeowner, what we would need to do/fix in order to sell our house. He worked with us room by room to help us get a clear vision for the potential buyers. We had to do our own work on once he left to make the game plan happen but he assured us it would help us sell our property. This alone is what, for me, makes me say James Harris is an expert in his field. James took the time to look at our house and give us the reality of what buyers are really looking for not what the original homeowner wants to display. Once we were on the same page it was easy to see he was being honest about his recommendations. I think buyers can get caught up in how much they think their house is worth so James brought comparable houses to help us see what our house should be priced at and helped us set price right the first time. Once the house was staged by us and we set the price and photographer came in and the vision was set into motion. We did a coming soon on the MLS and put a sign up in front of our house. But it was the results of all that work with guidance from James was phenomenal! We did one open house and started showing but we got a full priced offer and a buyer who covered their own closing costs within 5 business days. Other houses that entered the market before us didnt sell as well and none got offers in the same timeframe we did. I cannot day enough about James Harris and The Chabris Group because we didnt think it would take that short of a timeframe to sell. But I think the best part was we followed his recommendations and we sold at full asking price and we still had other buyers wanting to look at our house. Even though, we had a pending sale sign in front of our house, which told us as the sellers, that even if the deal fell through on the buyers end wed still be in good hands. The sale went smoothly and both parties were happy. We would definitely sell with them again and I have to admit I even recommend James and The Chabris Group to my own family.
