Mr. Pate assured me that he had the contacts and clients in the San Marco area to sell my property. He was unresponsive and at times rude when I asked questions. It took me until March 2018 to get a copy of the listing agreement that was signed in November 2017. After months of very little activity I pleaded with Mr Pate to release me from the contract. Mr. Pate refused to release me from his agreement unless I paid him 3% of the listing price, or $8,779 for the remaining 6 or 7 weeks left. This was a terrible experience. My advice to anyone doing business with this agent is to get every promise in writing and get your documents in hand at the time they are prepared. When Pate picked up his sign at the contracts end, he left my keys outside somewhere and they were found and removed by someone without my knowledge or permission before I was aware of his action. He did not phone me to let me know this was his plan but left me an email that I found after the fact. I was working out of town for the Memorial Day holiday when he picked up his dropbox and sign and left my key outside the door. The only thing that was not painful about this relationship was that it ended.
