About two and a half months ago we met with Hilary to figure out the next steps for our home project to get our house on the market possibly as early as next summer. "There isn't much left to do.." was her response. She gave us a few specific tasks and projects but helped us understand what was a priority and what was not. We were encouraged and started mapping out our projects and thinking about what we wanted from our next home. About a week later a house I came across on Zillow dropped price and it met literally every "need" and "want" from our list. I couldn't sleep for many days and ended up telling my husband, "I think if this house sells and we haven't even gone to look at it, I will be super sad..." So he said, "Well then we better go look at it!" Hilary got us in the next evening! We LOVED it, but the owners did want to entertain the idea of a contingent offer, especially since our house wasn't even on the market yet. Hilary helped us understand our options, and we decided to bust out our house projects to get our house on the market as fast as possible. A few weeks later our house went on the market, and TWO HOURS later the would-be buyer was at our driveway. "We LOVE your house! Are you doing walk-throughs?" We told them to have there realtor contact Hilary. They viewed our home the next night and put in an offer right away. We reached mutual agreement within 4 days. Hilary was a steadfast advocate who helped us negotiate an agreement that was exactly why we wanted, including in an after-closing moveout date. The following day Hilary reached out to the realtor of our dream home. We learned that while our home went pending, so did our dream home. There was a cash offer on the table with no contingencies; we were devastated. For 5 days we scoured Zillow, and Hilary took us to 6-7 homes. "Well.. we could live with a sloped yard and a tiny kitchen and a mouse problem..." We started looking into the rentals in the area because we didn't want to buy just to buy. The next day we were cooking breakfast and (surprise) discussing our conundrum. "Ping..." A text from Hilary. "You guys! You WON'T believe it! The house deal fell through! Your dream home is available to put an offer on. What do you want to do?" We jumped around like giddy 6th grade girls... not even kidding. We put an offer on our dream home that day and waited, impatiently, for the next 24 hours. Our offer was accepted! We could not believe this situation was working out so perfectly! It wasn't until we were actually "in" our new home, keys in hand, that we really felt this was actually happening. We found our dream house, finished up our former home, sold our former home, and moved into our forever home all in two and a half months. If you had asked me back then where would I be in the middle of October, it certainly wouldn't have been here, in our forever home. Huge THANK YOU and kuddos to Hilary Herman, our amazing realtor.
