In a word, Shakir was fantastic to work with. He was always responsive and extremely helpful in both giving advice and handling issues for us. We first spoke with Shakir towards the end of February 2022 when he responded to a Redfin inquiry we made regarding a NE Salem fourplex. That fourplex and another one in Dallas didnt work out, but it was the start of a nearly eight month long working relationship to complete several Section 1031 tax-deferred exchanges. Between February 2022 and the middle of October 2022, Shakir helped us find and close on seven investment homes and three newly-built duplexes. Because of the pandemic, most of our property search was done remotely by phone and email. Shakir worked closely with us to identify the candidate properties and he visited all of them for us; sharing his thoughts on each, including what he thought of the surrounding neighborhoods and locales. Shakir drove as far north as Sherwood, Portland and Vancouver, WA, and as far south as Philomath, Corvallis and Albany. After the first three or four months, we ended up focusing our search in the Dallas, Woodburn, Salem, and Albany areas. Shakir not only visited all of the candidate properties, but he sent us video clips of the properties he felt were worth considering. In total, Shakir visited close to eighty properties for us, including twenty or so multi-family properties. He helped us look at not only MLS listed properties, but also a couple of pocket listings, and we even considered working with a developer on a to-be-built duplex. In all, we made around twenty some-odd offers over the eight months and Shakir attended no-less than sixteen building inspections for us. Its amazing to think we closed on our first four investment homes before we met Shakir in-person in June. In-person, you couldnt meet a nicer, more helpful, guy than Shakir. Shakir introduced us to escrow officers, local building inspectors and roofers, and he helped us find local vendors to do minor repairs and special inspections of contracted properties. Shakir met and worked with our local property manager on the transition of the closed properties, too. We learned a lot working with Shakir over the eight months. He helped us identify the best areas to look for candidate properties, what to watch out for in older OR properties (we ended up only buying one property built before 2008), helped his with potential HOA and over-55 community issues, and we learned together how much work 1031 exchanges can be. Working with Shakir made the deadline intensive process of finding and closing on 1031 investment property much more tolerable.
