Kathy has a current and detailed knowledge of Sanibel Island and related geographical area, and a long list of expert, exceptional contacts in the banking world, insurance, and other key players and advisors that are responsive, professional, and thorough and impressive in the opinion of demanding clients like us. You will do exceptionally well to work with Kathy Haungs in this FL market and region! And if time is of the essence, and if your real estate acquisition circumstances are complex, you will not do better.My wife and I own residential and commercial investment properties in several states, and over the years have worked with many Realtors in our buys, sells, and 1031 land exchanges. In our view, Kathy is at the top of our list.Our circumstances were fairly complex, as we were engaged in a 1031 land exchange sale of one of our commercial properties, and identified a condo in Sanibel that was to be our 1031 land exchange replacement property before the commercial property sale took place. The FL replacement property acquisition was also 100% contingent on the sale of that VA commercial property. Adding to the complexity, the commercial property was located in VA, the replacement property in FL, and the the relinquished property and the replacement property were to be owned by our business LLC. And all this in a FL market where LLCs are not the norm and most purchases are titled in individual buyers' names.The seller of the Sanibel condo was a very nice lady, but inexperienced and generally unfamiliar with the complexities of something called "1031 land exchanges." Add to that an incredibly hot and escalating market in that location during the time of our Sanibel condo purchase, and the reality of several unexpected hiccups and delays during the sale of our VA commercial property.During these hiccups and delays, the seller of the Sanibel condo very logically experienced anxiety and on more than one occasion expressed that she might place her Sanibel condo back on the market, because in all reality, she wasn't always sure the sale of our VA commercial property would actually close, and delays and waiting was disadvantageous to her since sales prices were escalating strongly each and every month during this time in Sanibel Island. And there were plenty of all cash buyers in the market with many waiving any and all contingencies, which we did not do!Through each hiccup and unexpected delay on our end related to the sale of our VA commercial property, Kathy successfully kept all of the players and stakeholders in the game and focused, maintaining open and thorough communications with all parties, and we successfully closed on the Sanibel Island acquisition in early June 2021.Kathy is THE reason why this happened! There were multiple opportunities in our process where this deal would have fallen apart, but with Kathy's active involvement, negotiations, and encouragement, the deal worked our very well for all involved and concerned parties. She was always available when needed, including during weekends, nights and holidays to assist and to intervene in our acquisition. And we are absolutely thrilled to have acquired our little piece of paradise now on that lovely, beautiful Sanibel Island beach!
