We werent serious about buying a house or selling ours right away, but we did eventually want to move out of our townhouse and into a single-family home. When we met Paymon at a listing, we asked him to look at our house to see what he thought about it. He told us it was a great property and that he could sell it. Since the end of June/early July is the best time to sell, we decided to pack up our house and get it on the market immediately. I must be crazy because this timing turned out to be 4 days before we were supposed to leave on our scheduled vacation. Paymon knew it would be difficult for us to have open houses while we were there, and I agreed especially with our two kids. We felt it was best to enjoy our vacation while he showed the house and handled the offers. He was great. He gave us helpful insights on what to do to get the house ready and what needed to be fixed up. He even had some members of his team help us to organize our packing. What I really appreciated about Paymon is that he is realistic about the real estate business. I was in real estate about 13 years ago and I did what a lot of realtors do, take on everything themselves aEUR" contracts, listings, staging, etc aEUR" it can become overwhelming. They get bogged down in the paperwork, and everything slows down. Paymon has a whole team of people behind him that handle all different aspects of the process so that things can get done simultaneously. Having a team of resources really changes the perspective in real estate. It allows Paymon to use his expertise to its fullest potential, focusing strictly on the negotiations and client relationships. When we came back, we started looking for a home. Turns out there was a property we had viewed before we left that my husband really liked, but it had gone off market. I asked Paymon to investigate. He immediately checked it out and discovered that there had been an offer which had fallen through because of funding. This makes sense since the banks are tightening up their restrictions after the real estate debacle several years ago. Paymon got in touch with the listing agent and informed him that he had a potential buyer. He kept following up with the listing agent until we were able to put in an offer. It was still a little bit over asking, but this is pretty typical for the area, so I wasnt surprised by that. (I have friends who bought houses that were around $150,000 to $300,000 over asking!) Because we had sold our townhouse aEUR" even though we didnt have the money in hand aEUR" our loan was approved within a few weeks. It was a kind of like playing with monopoly money! But it worked out because we were able to close in 30 days, thanks to Paymon. Paymon was perfect. He never pushed us to make a decision about selling our house, but he could spring into action as soon as we decided to do that. He responded right away when we contacted him which was so important with all the craziness going on. Plus, he was always on top of things. I also appreciated his honesty. There are some ways of being honest that are brutal aEUR" but Paymon had a professional way about his honesty thats kind, yet stays on task. He would tell us straight out if a house was not worth going for. He was very knowledgeable and readily passed that knowledge onto us so that we could make good decisions. And we really clicked, not just me, but my husband as well. In fact, it turns out I knew Paymon from years back when I was in the real estate business. Ive already handed his card out to several of my friends and will continue to recommend him. I dont plan to ever go back into the real estate business, but if I did, I would run it like Paymon does aEUR" with a strong team backing him up. Lien

I'm a first-time buyer, so I had millions of questions when we decided to purchase our home. Paymon answered every single one, slowly and clearly end to end. Most realtors would just hand us a bunch of binders and let us sort through them to find the answers ourselves. Paymon explained every aspect about buying a home in detail, so that we were well-informed at every stage of the purchase. Every question we asked, Paymon answered promptly by email, text, or phone. I was impressed by how responsive he was, often getting back to us within minutes. He had no problem doing a lot of hand-holding -- which we needed -- and it was very comforting to us because this is a big purchase. We had a certain criteria when buying a house: we needed a lot of space and we wanted to be located in an area with highly rated schools. Paymon found a home for us that suited our tastes and needs exactly! When it came time to apply for the loan, once again, Paymon was there for us. He has a network of excellent lenders and knows exactly how to work through the process. The whole thing aEUR" which could have been a headache aEUR" was a cakewalk for us.Not only would I recommend Paymon to others, I would come back to him subsequently too. I cant imagine using another realtor after everything Paymon did for us.

We were very specific with the type of house we wanted. It needed to have a lot of bedrooms or the ability to turn part of it into an in-law unit aEUR" while staying within our budget. This is no small task when looking in the East Palo Alto area. I was very pleased that the home we ended up with not only had 6 bedrooms, but also an unfinished storage area which were now converting into an in-law unit. The house is also located close to my work, which is very convenient. We did talk to a few other realtors, but Paymon seemed like he had the most useful connections and knew the area, so we went with him. Our search for a home wasnt easy because of our precise criteria so there were times when Id start to get discouraged, especially since the process took about 4 or 5 months. But Paymon would keep the ball rolling, continuously following up and finding in new properties for us to look at.Paymon was always real fast at getting back to me if I phoned or emailed, and always very responsive. If he couldnt talk, he (or his assistant) would get back to me almost immediately to set up a call time. He helped me locate a loan agent, contractors, and even a gardener aEUR" so his connections were beneficial.Its worth mentioning that Paymon was just a really nice guy. Very dedicated. I would definitely recommend him to anyone who knows exactly what they want when looking for a house.
