We were looking for something that was under a million dollars -- which in the Bay Area is difficult to find, but Paymon was able to guide us to little pockets that were still affordable. I think Paymon did a good job in terms of flexibility to pick and choose what sort of house we liked, giving us feedback about each house. When we sent him house listings we were interested in, he would give us insights about the neighborhood we would not have found out until we actually bought the house and lived there for a while. This helped us to determine if the house might hold or gain value in the future if we decide to sell. You always hear the important thing with house buying is location, location, location, but the reality is there are a lot of factors that go into that. If youre a first-time home buyer, you dont have the experience or familiarity with the area to know what to look for. What I liked about Paymon was that he was straightforward and honest, he tells it like it is. I really appreciated that frankness about him. If we didnt like a house 100% -- or there was something that bothered us about the house aEUR" hed never rush us into a sale. He was very accommodating that way and really understood our needs. Paymon knew people, too. If a house required some work, he knew someone who could do it. When we put an offer on a house that needed foundation repair, Paymon already had a contractor recommendation. Paymon also referred a loan agent which I was really thankful for because we would never have found him on our own. The agent got us into a first-time home buyer program that gave us a full percentage point down from the current market rate, a low down payment, and a pretty competitive offer. Since it was our first time buying a home, we had a lot of questions about the process: what needs to be submitted, what are the time frames for certain things, what documents we were signing. Paymon was incredibly patient with us aEUR" even when we had a laundry list of things to ask or repeated questions. He always seemed happy to answer our inquiries. We appreciated that he knew how to navigate through it and could advise us on things we werent sure about. He made the process move quickly and smoothly. Paymon made sure that everything was up to our standards -- he really wanted us to be happy with the house, thats what mattered to him. We really enjoyed our experience with Paymon. Hes a great guy, hes experienced, and he knows his stuff. I would fully recommend him to any of my friends who are buying a house in the future.

When I first started looking for a house, I wasnt sure where to begin or what price I should be looking at. The first realtor I had didnt give much in the way of guidance and I felt lost much of the time. Paymon was able to assess my situation and very clearly explained what I could afford. He always kept the price range comfortable aEUR" even when recommending a couple of houses that were above it. Paymon really understands the market and knows how to play around with the numbers, so he knew whether a slightly higher asking price could be negotiated within my price range. He also gave me good, solid ideas of what could be done to make the house more comfortable and how I could factor this into the cost of my home. Paymon was very approachable. There were times when the only part of the day I could call was around 12:30am (PST), and hed still answer. If I had questions hed get back to me right away, or research my question and call back within a day. If he couldnt talk, hed still call or text me back immediately with a time that he could call back. I didnt end up searching for a home very long aEUR" just about 3 months aEUR" because Paymon did a lot of the preliminary work for me. I loved the house he found. It was well maintained by the old owners and had beautiful, hardwood floors. I was especially impressed by the pool and backyard, which provides a perfect way to relax after a long day at work. I like that everything in the neighborhood is walkable and convenient. The house is also close to highway 85 and 17 so my commute is now very easy. Once we found the house I wanted, Paymon again came through for me. I was already happy with the asking price and willing to pay that amount. But Paymon stopped me. He knew it could go lower, and he was right. The price he negotiated was well below the asking price, which was really nice and unexpected -- especially in todays high sellers market. Theres no question I would recommend Paymon, he got me a good deal and helped me through the process.

We had been looking at houses quite a while before contacting Paymon. It was so frustrating because since this is a sellers market, thats how the homes are priced and presented. Everything was in the perspective of the seller instead of the buyer. When we decided to use a realtor, I had three prerequisites: 1. 1. I wanted a realtor with a personal touch who didnt treat us like we were just another dollar sign -- someone who would take their time with us and take our preferences into consideration. 2. 2. It was also important to have a realtor who was highly responsive because the housing market is extremely competitive. When we would find something we liked, it was imperative to jump on it quickly, or the opportunity would slip away. 3. 3. Since we were first time home buyers, we had no idea what kind of house we wanted, let alone how to buy it. So we needed someone who could help us with both the decision-making process and negotiations. Paymon met all three of my requirements with flying colors. He was also the first agent we encountered that presented everything from the buyers perspective aEUR" that was so refreshing. He really did have our best interests in mind Paymon was very personal and listened to what we wanted. Whenever I needed to get ahold of him, he would get back to me immediately. There were times I called or texted him about a house at 11pm at night, and he got back to me within minutes. I dont think you can find that kind of responsiveness or dedication in any other realtor. But perhaps the most valuable thing was that he was there through the entire house buying process. He helped us search for the home that would fit our needs. Then, once we found the house that we wanted, he gave a thorough examination of the structures and foundations. After that, he took the lead on the negotiations. He was by our side every step of the way, which gave us a huge boost of confidence. Paymon was also instrumental in helping us narrow down our search criteria. He suggested important elements to consider such as the neighborhood, school district, pricing, size, etc. We bought an open-design, mid-century house with a huge backyard that I absolutely adore. Whats incredible is that Paymon found us the perfect home when we didnt even know what we were looking for! That takes talent. Ive already recommended Paymon on Google and to one of my personal friends. Theres no question I will continue to recommend him. He is the only realtor Ive met that works for the buyer and not from the sellers perspective. If youre buying a home, thats important.

Paymon really takes the buyers interest to heart. Hes not just thinking about the sale, hes dedicated to finding the best house for his clients and is a true representative of them aEUR" even in the toughest situations.The first few weeks we were looking, Paymon went with us to the open houses. We went to 7 or 8 houses and he would point out what to be wary of or what were the good aspects. He said theres a housing gold rush right now and warned us not to act in desperation. It was an education for us because after that when we went to open houses on our own, we knew what to look for. That knowledge he provided for us, his experience was invaluable. We actually passed on a few houses based on his insights. Paymon is not the type of realtor who just wants to get you to sign so he can move onto his next client. He really wanted to make sure that the house we got was right for us. He constantly would provide us with updates: what hes doing now, whats happening with this or that house, etc. On the weekends, wed look at houses and tell him about them. He would then visit each of these houses during the week. We would talk almost every other day: he would give us updates on each house, what he thought of the house, and which were best suited for us in terms of what we wanted. I tried to be mindful of his time when I contacted him because I knew he was a very busy person. But if I did text him with a question, hed get back to me within minutes aEUR" even on the weekend. If he couldnt talk, hed text or call with a time he could call back. We were so happy to finally find the house we wanted because we had been looking for some time. It had everything we wanted: a good neighborhood, close to my work, and within our budget. Were about 3 houses away from the elementary school, which will be convenient as well. But while we were in the process of buying, the sellers tried to back out. This was after we had already signed the contract! We were devastated, wed spent so much time looking and this is a super hard market to buy in. Paymon really went to battle for us: He went back and forth to talk to the sellers and agent to convince them. He explained that the contract was binding and it would be considered a liability if they backed out. He used his experience and contacts with lawyers to help us. It was all him. He is the reason we got the house, otherwise we would still be looking. And Paymons service doesnt stop with the sale of the house. Hes recommended contractors, pest control, and even plumbers aEUR" we rely on him for everything.I have two friends who are in the process of approaching loan officers for pre-approved loans. Once theyre through that, I plan to give them Paymons contact information with a full recommendation. He is very dedicated and experienced. But more than that, he takes care of his clients and will fight for them. Plus, hes just really nice guy, funny and genuine aEUR| we have actually come to think of Paymon as more than our realtor, we see him as our friend.

I never planned to buy a house, I was happy renting aEUR" but when my landlord doubled my rent, I realized it was more economical for me to invest in a home. Paymon was very patient and extremely knowledgeable about the real estate market. His advice and savvy were invaluable to me as a prospective home buyer.For example, one property I liked was listed at $850,000, which was right in my price range. But Paymon knows this market and its secret practices. He informed me that the price of the house was deliberately set lower to attract lots of viewers and subsequently trigger a bidding war. That $850,000-house, he said, could easily bid up to $1.5 million aEUR" which was way out of my budget. Paymon kept a cautious lookout for trickster properties and probably saved me a lot of money by protecting me from these traps. Plus, I didnt waste my time visiting homes that I could not afford. Buying my property was a tricky situation because it was a new development aEUR" especially the pre-approval process. But Paymon just went right in and worked his magic. He straightened out and coordinated all the paperwork for the pre-approvals from both the seller and my own bank. It was a hair-pulling nightmare that I didnt have to deal with. Thats what I love about Paymon, he is proficient in all aspects of property investment: marketing, realty, financials aEUR" he knows it all. His insightful capabilities makes the process smooth and headache-free.Hes obviously been in the business for a while and knows what hes doing in every aspect of property investment. Its hard to find an honest realtor who is also good at explaining things, but Paymon is able to do both. His work and abilities speak volumes about his competency and integrity.
