We werent serious about buying a house or selling ours right away, but we did eventually want to move out of our townhouse and into a single-family home. When we met Paymon at a listing, we asked him to look at our house to see what he thought about it. He told us it was a great property and that he could sell it. Since the end of June/early July is the best time to sell, we decided to pack up our house and get it on the market immediately. I must be crazy because this timing turned out to be 4 days before we were supposed to leave on our scheduled vacation. Paymon knew it would be difficult for us to have open houses while we were there, and I agreed especially with our two kids. We felt it was best to enjoy our vacation while he showed the house and handled the offers. He was great. He gave us helpful insights on what to do to get the house ready and what needed to be fixed up. He even had some members of his team help us to organize our packing. What I really appreciated about Paymon is that he is realistic about the real estate business. I was in real estate about 13 years ago and I did what a lot of realtors do, take on everything themselves aEUR" contracts, listings, staging, etc aEUR" it can become overwhelming. They get bogged down in the paperwork, and everything slows down. Paymon has a whole team of people behind him that handle all different aspects of the process so that things can get done simultaneously. Having a team of resources really changes the perspective in real estate. It allows Paymon to use his expertise to its fullest potential, focusing strictly on the negotiations and client relationships. When we came back, we started looking for a home. Turns out there was a property we had viewed before we left that my husband really liked, but it had gone off market. I asked Paymon to investigate. He immediately checked it out and discovered that there had been an offer which had fallen through because of funding. This makes sense since the banks are tightening up their restrictions after the real estate debacle several years ago. Paymon got in touch with the listing agent and informed him that he had a potential buyer. He kept following up with the listing agent until we were able to put in an offer. It was still a little bit over asking, but this is pretty typical for the area, so I wasnt surprised by that. (I have friends who bought houses that were around $150,000 to $300,000 over asking!) Because we had sold our townhouse aEUR" even though we didnt have the money in hand aEUR" our loan was approved within a few weeks. It was a kind of like playing with monopoly money! But it worked out because we were able to close in 30 days, thanks to Paymon. Paymon was perfect. He never pushed us to make a decision about selling our house, but he could spring into action as soon as we decided to do that. He responded right away when we contacted him which was so important with all the craziness going on. Plus, he was always on top of things. I also appreciated his honesty. There are some ways of being honest that are brutal aEUR" but Paymon had a professional way about his honesty thats kind, yet stays on task. He would tell us straight out if a house was not worth going for. He was very knowledgeable and readily passed that knowledge onto us so that we could make good decisions. And we really clicked, not just me, but my husband as well. In fact, it turns out I knew Paymon from years back when I was in the real estate business. Ive already handed his card out to several of my friends and will continue to recommend him. I never planned to buy a house, I was happy renting aEUR" but when my landlord doubled my rent, I realized it was more economical for me to invest in a home. Paymon was very patient and extremely knowledgeable about the real estate market. His advice and savvy were invaluable to me as a prospective home buyer.For example, one property I liked was listed at $850,000, which was right in my price range. But Paymon knows this market and its secret practices. He informed me that the price of the house was deliberately set lower to attract lots of viewers and subsequently trigger a bidding war. That $850,000-house, he said, could easily bid up to $1.5 million aEUR" which was way out of my budget. Paymon kept a cautious lookout for trickster properties and probably saved me a lot of money by protecting me from these traps. Plus, I didnt waste my time visiting homes that I could not afford. Buying my property was a tricky situation because it was a new development aEUR" especially the pre-approval process. But Paymon just went right in and worked his magic. He straightened out and coordinated all the paperwork for the pre-approvals from both the seller and my own bank. It was a hair-pulling nightmare that I didnt have to deal with. His insightful capabilities makes the process smooth and headache-free.Hes obviously been in the business for a while and knows what hes doing in every aspect of property investment. Its hard to find an honest realtor who is also good at explaining things, but Paymon is able to do both. His work and abilities speak volumes about his competency and integrity. I couldnt imagine ever using anyone else for my real estate and property needs.

Paymon is very efficient and resourceful. I really appreciated that he focused on key areas and had respect for my time. I had been with other agents and who were less experienced and it felt like a lot of my time was wasted. But Paymon was very professional and savvy about the real estate market. He made the whole process easy and smooth. I didnt spend a lot of time searching for a house because Paymon was able to narrow down field to homes that were exactly what I wanted. This was the ideal situation for me: I got the fun part of selecting the house, while Paymon was the one behind the scenes who made the deal happen. He worked extremely hard on my behalf to make sure that I got the house I wanted at a reasonable price. He took the lead on the negotiation process so I didnt have to, which saved me loads of time. In this market, its easy for the price to become overinflated, but Paymon found a way to keep the house at a totally fair price. Paymon helped me on the other end of things, too. To buy my new house, I had to sell my existing home and there were a lot of things that needed to be brought up to code. Paymon not only helped me identify the key problem areas, but he used his huge network to find me reliable contractors who could do the work without costing an arm and a leg. I never had a problem reaching Paymon. Even when he was on another call, hed text me back right away to let me know that he received my call and would return it as soon as he was off the phone. He had this way about him that always made me feel like I was a VIP client. On a personal level, I really like Paymon. Hes just an all-around nice person. It was enjoyable spending time with him and made the whole process that much easier. Ive already recommended him to friends who are in the home buying market aEUR" and will continue to do so -- because I cant think of a better agent.

I actually referred Paymon to a friend before using him myself. She was looking for a house and not satisfied with the realtors she was using. I had met Paymon a few years before when I was thinking of buying a house in the area but didnt go through with it. Within the first two minutes of talking to him, it was clear to me that he was very knowledgeable. So when my friend told me how unhappy she was with the realtor she was using, I suggested Paymon. Within a month, she bought a house she loved. So when I started looking again, I went straight to Paymon. We must have seen about 30 houses together in Redwood City and Menlo Park. Paymon was very knowledgeable about the area. He knew which neighborhoods were growing -- which was important since I was also looking at this on the investment side and planned to sell in the future. If I found a house in a not-so-good neighborhood, he would tell me not to look in that location at all, which saved me lots of time. Hes lived in the area for many years, so he knows all the streets. There were houses I saw and liked, but Paymon would let me know what the problems were and why I wouldnt want to live there. He could have just made the easy sale and collected his money, but he wanted to make sure I was happy with the house I bought. Paymon is on top of the market, but more importantly, he has skin in the game. He is also buying and selling houses himself. When I finally found a house that passed the threshold of what I wanted, I made an offer. At around 4 oclock that day, I got a call back saying my offer was one of the top 3 and did I want to change it. Since I really liked the house, I decided to increase the offer. Paymons insight helped me decide how much to raise the offer, and I got the house. Paymon also recognizes how fast the market rates can change and encouraged me not to wait because he knew interest rates were going to go up soon aEUR" so I got in at a 3% rate instead of 4%. Paymon is friendly, kind, and knows everyone aEUR" other realtors, loan agents, contractors aEUR" which is helpful. He looks at the long-term relationship, not the short-term gain. I will continue to recommend Paymon and will definitely use him again when I buy another house.
