We were sellers for property 71 Eileen Cir, Burnsville, MN. Reason for contacting Ken was we bought this house with him and the experience was awesome. Maybe as a buyer's agent he is brilliant, but as a seller, from our experience - not so much to say the least. Here is what happened:1. June 15 we sign a contract with Ken. His estimate selling price - $469,900. 2. When I ask a question - what is his estimated probability % for the house selling at that price, he responded without any hesitation - 100% and we will sell it by July 15, 2018.2. Ken did a great job on open houses. A lot of people came, but no offers. He also helped us with grass moaning and looking after the property because we moved out of the state. For that we always be grateful to him. Thank you, Ken!4. In 2 month into sale our acquaintance to whom we showed the house prior to signing the agreement with Ken calls and offers $380K when price on the web is $410K. BTW: House price started sliding very quickly because Ken's experience probably told him that something was off. We responded to our acquaintance with $400K and he never called after that. Would anybody agree to the price 30K lower then the web? Now I know that we should have, but at that time, who knew?5. In September when the web price was dropped to $350K (please look at the house to the left of hours 51 Eileen Cir, Burnsville - 800 square feet lees, was sold for $352K in August 2018. House to the right is on the market for $350K as well, smaller. very old and not well taken care of because for decades it was rented out), we finally started getting offers - $330K, $340K, $360K and Ken probably counter offered at $370K. We did not do it, we just saw the docs.6. Long story short, we agreed to this 'sale' because we moved out of the state and going into winter in MN with nobody to look after the house. Summary: 1. For local knowledge (Burnsville), I gave 1 star. Because even though similar houses were selling for $380-$390 and average price per square foot was $128 (3250 sf for our house), somehow Ken came up with a $469,900 number that contributed to the bad reputation of this sale.2. Because of that a lot of potential customers were lured away from this sale, saying that the back yard is small,... Back yards of houses on the left and right are similar to our house. That fact did not stop the house on the left to be sold at the asking price. 3. As price started to slide down in a short period of time, potential buyers started asking questions: Why? That was the first question that our acquaintance asked us when he called and offered $380K. 4. I gave 1 star for Process Expertise as well because I think starting price and it's quick slide are the ABC's of any real-state business. 5. For Negotiation skills I gave 5 stars because he was really good at convincing us about the starting price. We really trusted that everything will be OK.6. Responsiveness I also gave 5 stars because Ken is really good at it. Sorry Ken, but this is the truth and nothing but the truth. I just want to give heads up to potential new customers from Sellers pool: please before you agree to whatever number is presented to you, do your own assessment or ask several realtors about their opinion. Otherwise you could end up in a scenario that we lived through and believe me it will cost you a lot of nerve cells and sleepless nights!P.S. Here is the summary one more time of our experience with the agent from our (sellers) stand point:Main mistake that the realtor made was putting a very high price on the house at the beginning (100K difference!). This mistake did the following:1. Prevented people that looked at the house even start putting in an offer. Who would put in an offer for $380K-$390K when the price is $470K? Living proof of such a behavior was our acquaintance actions.2. We lost a Golden Summer window when Sales are much higher with good probability to sell the house.3. It damaged the reputation of the house sale. When price started spiraling down, first question that buyer would ask - WHY?4. Pushed us into winter on top of us being moved out of state with nobody available to look after the house. We had to accept the LOW offer.
