I was looking online for a property to buy because we had to sell our property asap because of marital issues as well as issues with our lender. I was drawn to Joe's website because of the layout and clarity of facts of their real estate lists. Joe came to my house with his associate soon after I contacted them online and they understood my predicament immediately and they knew that we (us and them) had to act fast and we became a team immediately. He told me what we needed to do to sell the property fast. He made very useful suggestions including having the plumbing system checked and repaired as well as having the house very presentable and simply displayed. His associate sent me a list with 45 things to do to sell the house fast. We followed them diligently and did most of the things on the list. Once the house was listed, it took only 3 days to find buyers. I was surprised and did not believe it was happening when he called me on a Sunday morning that we had an offer already! Today, on November 4, we went for settlement and both buyers and us as sellers are very happy with the transactions. The one difficult aspect about the whole situation for Joe was that my soon to be ex-husband is living outside the USA and Joe managed to work overtime to accommodate the 6-hour time difference with US EST and everything went perfect. Joe is an experienced professional who is prepared to go above and beyond what most agents do. I informed Joe that unfortunately I had only one house to sell and buy and that I would have assigned him a second house to sell if I had one. Joe worked as a team with his associate who helped me in the buying process of my new home. They coordinated well and both kept in touch with me and updated me often on every step that was taking place from day one till we sold our house and bought my new home. Their working together was so efficient such that we did both settlements on the same day to facilitate my moving into the new home without having to look for a place to rent while they help me get a new place. I look forward to working with Joe Holland in the future should the need arise again.
