Very Unprofessional 'professional'My personal opinion is DO NOT use Kathy Smith to sell your home. IF you do, read every document very closely, starting with the listing contract. There is two clauses in that which state she may collect her commission even if the sale does not go through. If you don't understand something in any of the contracts, ask for clarification, or get an extension to review it further. If you can't get an extension, don't sign it. Ask lots of questions about anything you don't understand - we didn't. Concerning reviewing any of the legal papers you need to sign, if you need a real estate attorney, you will have to go outside of Muncie. Coldwell Banker Lunsford has used every one of them in the past, so it would be a conflict of interest for one of them to do anything for you. Sort of makes you wonder why, doesn't it?Once you receive an offer, closely examine it and take as long as necessary to fully understand what is being offered. Again, if you need an extension, ask for one. If you can't get one or don't understand what is being offered, don't accept the offer. Decide what you will improve/repair and what you won't. Also, be wary of FHA financing by the buyer - they can force you to make improvements/ repairs that you did not agree to in the offer and/or counter offer. When you accept or counter the offer, be prepared to be pressured into making improvements that are allegedly 'safety issues'. We personally gave up approximately 18 percent of the asking price (price drop, closing costs, warranty, improvements, etc.) and when we refused to spend any more, Kathy could not understand why it was about the money. When we considered walking away from the deal, she pressured us to sign a 'mutual release' that day. That could have allowed her to collect her commission without selling the house. During the course of repairs, she offered to find cheaper contractors to do some of the work that needed done. None were people I wanted working on the house. We agreed in the counter offer that we would have something looked at. She argued that her broker said that meant we would have it repaired if it was a problem. I had to point out to her, that according to the purchase agreement, the buyer could either accept the defect or walk away. We considered all of this very unprofessional on her part. After the offer was accepted, the listing was immediately taken off all internet selling sights, but there was never a 'sale pending' sign placed on the for sale sign in the yard. Again, very unprofessional.As out-or-town sellers, we had never met Kathy. We had communicated via phone, email, and texts. I had met her only the day of closing when she was taking the for sale sign out of the yard. At the closing, she never introduced herself to my wife or daughter - the other sellers. Again, very unprofessional.There are other real estate firms/brokers/agents in Muncie. Be careful how you choose.

If I could give Kathy 10 stars I would. She helped us do what we never thought we could, and that was help us buy our first home. She stuck by us when most people would've given up on us. When we were trying to get out of our home to purchase the one we're at now, we had a lot of problems with our property manager and finance company giving us what we needed to move, I was sure that Kathy was going to get frustrated with us and stop working with us but she didn't. Kathy was there till the end, and always responded to our calls and texts in a timely manner. She helped us with finding great home inspectors and mortgage brokers and never made me feel silly for asking a lot of questions. She made our dreams come true and I will forever be grateful for her services. I highly highly recommend working with her. She's more than just about the sell, she's about her clients happiness
