Absolutely appalling experience from the beginning to the end! Here is the list: 1) Despite the fact that she was our "Buyer's Agent", right from the beginning Sarah seemed to go on autopilot once we signed with her and acted more like a Transaction Broker that simply wanted her commission; 2) It was not clear if she really attempted to negotiate anything on our behalf with the seller, because Sarah's communication skills were dreadful, usually giving us only short one-liner summaries of the seller's position without any documentation (like forwarded emails from the seller's side), any real input, or useful suggestions--we often had to contact her even to receive this; 3) She left us alone with the seller present during our home inspection (after not disclosing that critical information until less than 24 hours beforehand, after we had already traveled from out of town to be there), she never came back or checked in later that day or the next to see how the inspection went, until we (again) contacted her, and she still didn't see any problem with the situation; 4) When we ultimately requested to terminate our Buyer's Agent contract with HER, she brought in her "managing broker", who is also her husband, and he refused our request. Never once did he (or she) ask us what they could do differently or better to keep us as clients. Instead he insisted that "I've got a contract heading to closing and there is no way I'm going to let you out". In other words, he behaved as if this deal were his and Sarah's, and forgot that it was actually OUR contract! Once again, we felt like they were only interested in the commission, not our position as the buyers. 5) We ended up contacting our attorney about terminating the contract with Sarah and we were faced with the choice of litigation, but we are so very glad that in the end we exercised our right to legitimately terminate OUR contract with the seller for other reasons--AND be done with Sarah and her husband. There is much more we could say here, but the point is that this whole situation was completely unnecessary and avoidable. We absolutely cannot recommend Sarah as a Buyer's Agent.

My family and I have lived in Custer County for 20 years. We have bought and/or sold 6 properties since living here. If you are looking for someone who will actively work to either find you the perfect property you are looking for or find the perfect buyer for your property, Sarah Flynn is the best choice for the job in my opinion. I have never seen another realtor work as hard as she has to get the job done. Sarah does NOT just list your property and forget about you. She goes beyond MLS and local advertising, and really customizes the best plan to sell your property. Sarah is also a great source for helping you buy property. Her knowledge of the area and experience as a realtor are real assets. Also I am very impressed with her friendliness, professionalism and work ethic. I hope she continues as a realtor for years to come because I will not be looking for another realtor as long as she is in business.

We contacted Sarah after we found a home we were interested in. Sarah was the seller's agent. Unfortunately, by the time we called, the house was under contract. Sarah did not give up. She met with us to discuss what we were looking for in a home. She is very familiar with the area we were looking in, and she found other homes that looked like they would meet our needs, and was able to show several of them to us. Finally, we found our dream home. Sarah agreed to sell our current home and got us under contract with the new home. The home we were selling was under contract within two weeks. Her advertising skills found buyers from outside the area. She negotiated fair terms for both us and the buyers.Sarah was very responsive to our needs. She always answered our calls, texts, and emails in a timely manner and worked hard for us. She kept a positive attitude throughout the process. She checked on us several times after we settled in to our new home. We now consider Sarah a friend, and would definitely use her again to buy or sell a home.
