I planned on using an agent from another company who I knew from other parts of my life when I met Dave and had a casual conversation with him about selling my house. He sent me a PowerPoint presentation explaining what his and his team's services include. I then decided to compare what he offered with the services and knowledge the other agent offered and Dave blew the other agent out of the water by offering more for my money and his level of knowledge about the entire sales process. I give Dave Van Nus and his team the highest possible recommendation. This is why: Dave and his team helped me sell my house for its full value with the least amount of stress. When I met Dave I already planned on using a different agent but decided to hear Dave out about why I should use him and his team. I liked the things he had to say and how excited he seemed to get about our house. So, I interviewed him and the other agent. Dave had far more to offer for my money. Once I signed on with Dave and his team I watched and compared his work to that of several neighbors who were selling their homes. Dave and his team put all other agents to shame. First, I put my house on the market with a different agent several years prior and realized the agent was interested only in quickly flipping my house by selling it at far less than market value. I was so disgusted with the process and agent that I took my house off the market and retained it. Dave came as a breath of fresh air and restored my faith in real estate agents. Second, Dave sent me a detailed PowerPoint explaining what services he offers as an agent and the other person I interviewed provided me a standard form explaining the home sale process. Dave also was more knowledgeable about the lending process than most other agents. Third, Dave got excited about the possibility of being my agent and approached the process with high energy. I explained I would be putting fresh paint on the walls, new floor coverings down, new counter tops, adding new appliances, and doing some significant yard work to my property prior to listing it. Dave was able to envision my house with the cosmetic upgrades and give me an idea of what to expect based upon such. The other agent was not able to envision the changes even when I mentioned this fact several times. Also, the other agent did not seem to get at all excited about the possibility of selling our house. Fourth, whenever I called Dave he either answered or called back shortly after I left a message the other agent seemed difficult to get responses from when leaving messages. Fifth, Dave has several strategies for selling different types of homes and ours was a large unique home that required resourcefulness to sell for the maximum value because it needed the right type of buyer. I needed to find a buyer who truly needed such a home. The other agent had only a single strategy applied to all houses, which was to try and make the house attractive to millennial buyers. Our house was six bedrooms, a bonus room, and 3.5 baths with a large yard, which is not what most millennial buyers need or want. After signing on with Dave and his team the differences continued to manifest themselves. Dave gave great advice on things like color choices for paint, some of which I fought a bit against until reminding myself Dave was not wanting the house to look the way he wanted in order to purchase it for himself but to make it attractive to a wider base. Marketing: This was absolutely the key difference between Daves work and other agents. No one else I know, that is selling a home or who has sold a home recently, had an agent do as much work to get the news out that their house was for sale as Dave. Dave performed a good deal of premarketing, had a blowout open house, a huge for sale sign with great photos, and directional signs leading to our house from various spots in the neighborhood. Dave and his team also went door to door handing out flyers promoting the open house. This resulted in over 70 people coming to the open house, receiving multiple offers, and six days after listing my house accepting the best offer. Compare this to one neighbor who had few people come to his first open house and no one to the second and who waited six weeks to get one offer on his house. Compare this to three other neighbors whose agents did not have an open house at all. Another neighbor had an agent who put up a sign with the agents phone number and a huge picture of the real estate agents face. Compare this to my sign which had large glossy pictures of the inside and outside of our home and an aerial shot of the neighborhood. Investment: Dave looked at the big picture. What are you trying to accomplish in selling your home? How can I help you get there? What are the obstacles to selling your home? These are the questions he asked and assisted with. We wanted to relocate out of state and downsize in order for me to change my primary occupation. This meant I could not
