Spare yourself from this agent! This rating is based on my personal experience. Nikki gave us bad advice with pricing and offer negotiation. She also failed to follow up with the seller on our requests/inquiries on multiple occasions. When we have highlighted to her these mess ups, she got defensive and blamed others rather than take ownership for her mistakes and apologize.I am including my reasoning for giving her a bad rating. The sellers of the house we liked were relocating to another state and they were kind enough to ask us if we were interested in any of their furniture. I really liked Adirondack chairs they had on the porch and asked Nikki to tell the owners that we are interested in them. Surprisingly, when I followed up with her a few weeks later - the chairs were already given away because the owners 'didn't know' we wanted them. Why did they not know about it? - our agent must have never communicated our request to the sellers!Additionally, I have specifically requested a walk through the house with the owner in the beginning of the process. This was very important to us and, moreover, homeowner walk through was highly recommended by our home inspector. I made sure to clearly communicate this request to our agent. The house is 100 years old and the owner lived in the house for the past 40 years so it would have been very beneficial to learn all the intricacies of the house from somebody who knows it inside out. There was (and still is) a lot to learn about the house. Nikki assured both me and my fiance that there should be no problem to arrange an 'owner walk through'. I also have reminded her about this request several times before we were scheduled to close. Never had she mentioned to us that the owners declined to give us a walk through, we were under impression they have agreed and will be available. However, a few days before the scheduled close, after yet another follow up on the requested 'owner walk through', she has informed us that the owners will not be available for the walk through - "Looks like sellers won't be attending the final walk through after all". It didn't come across as a sudden change of plans - they either never agreed or were never told that we have requested the walk throughaEUR| We dont know because she didn't own up to the mess up.Regarding offer negotiating aEUR" in the beginning of the process, after the home inspection brought up quite a few issues (not surprisingly since its a 100 year old house) she did not provide us with a good advice on the Buyer's inspection demand list. Despite a long list of issues found by inspection, we were pretty reasonable and have only requested to fix/address six items. Nikki assured us that our requests were reasonable and we have requested to address less items that buyers typically bring up (some going up to the range of 20 items). I did ask her if we should put more items on the list to make sure the seller would not ask us to negotiate the list down. However, she advised us not to do that. Sure enough, the seller was not agreeing to address one of the items on our aEUR~buyer demand list and we were not willing to negotiate the list down. Nikki acted surprised that I dont want to remove one item, accused me of being difficult and not reasonable!!! We reminded her that all 6 items were important to us but she kept insisting we take one item off our listaEUR| In the end I was not able to get them to agree on the last items and only received a partial 'credit' for this item from the seller. Why didn't Nikki advise us to add extra items on the list (that we don't care much about) so we could later take some items off as a part of 'meeting in the middle' and thus getting all 6 items I wanted fixed?? I would think an experienced and knowledgeable agent should have expected this coming (especially when the client herself brought this up).... She was supposed to act in our best interest, not hers or the sellers.... Pricing advice - after she did her research on the area Nikki advised us that the pricing of the house was reasonable based on the recent sales of comparable houses. She did say that we should try to get it down a bit. The house was on the market 3 months by the time we considered an offer and we have insisted on submitting a low offer. She was tried to talk us out of low offer - she was very concerned about offending the seller. Well, needless to say, thanks God we didnt listen aEUR" weve pushed to get the price down and were able to get the it down by over 60K. Please make sure to do your research before taking her advice on the price! On a separate note, and related to a separate RE transaction, please be aware of her urge to force a quick sale on you - the priority have proven to be a quick deal and not necessarily the clients best interest.
