This realtor sold my condo and it was not an enjoyable experience. The first issue was related to the realtor being extra pushy. After listing the property at a price recommended by the realtor ($110,000) we dropped it by $5,000 at his recommendation because we weren't getting offers. Within 24 hours of lowering the asking price, we received an offer which was approximately $13,500 below our original asking price (taking into account the requested concessions). I wasn't happy about this offer, but tried a counteroffer to see if the bidder would increase his bid. The bidder didn't come up to the area where I wanted. As a result, the realtor completely changed his tune about the value of the property from when the property was first listed. He told me that it was worth what this bidder ended up offering that I needed to take it soon or this bidder would walk away, and I wasn't likely to get any more offers other than low ball offers if I didn't accept this one. My response was "let's wait a week and see if we can do better, either with this bidder or someone else." The realtor pressured me and talked down to me as if my request was unreasonable and told me the original bidder's best offer (up slightly from the original one) ASAP. I am an attorney who works in real estate law (but not as a realtor) and so I was quite aware that my request to wait was perfectly reasonable, which made the situation all the more frustrating. I also know enough to know when someone is treating me in a condescending manner and not actually listening to me. (Fortunately for me, I was proven right when another more reasonable offer came in approximately a week after the price reduction. The property was on the market for a little over 30 days, which included Christmas and New Years, so we didn't end up waiting very long.) The second issue is that the realtor was available only when he wanted to be available. More often than not when I contacted him, he was in a "meeting" or "training." I am fairly certain that this is realtor code for "I don't feel like talking right now." Also, once we had a signed sale contract, the realtor did not initiate contact with me. He didn't provide a list of contractors or do anything else to help facilitate the repairs required by the buyer. (Based on my informal survey of people I know, the realtor is at least supposed to play some role in making sure the repairs are done so the closing will happen on time and the realtor will collect his commission.) He didn't initiate contact with me before closing to tell me where to leave the keys, repair receipts, etc. Instead, I contacted him 2 days before the scheduled closing to ask what I needed to do and he told me that he had learned the day before the closing would be delayed for a week (for reasons that were truly beyond his control). He then gave me instructions on what needed to be done. A realtor should be contacting the client proactively to make sure everything is ready for closing. Third issue was I thought I read over the listing contract sufficient before I signed it. I thought I was paying a percentage of the sale price as a commission and a $299 administrative fee. Those seemed on par with what is typical of realtors in this market. However in a separate provision away from the other cost and expense provisions, there was a $599 marketing fee which I am fairly certain is not standard (because the realtor wrote it into the contract as an extra provision on a contract form provided by his agency that did not include such a provision). I didn't realize it was there until much later. It's my bad for not being as careful as I should have been and the realtor agreed to drop the fee to a lower number (thank you!), but I was not happy about that.
