Here was Leesas sales pitch to my husband over the phoneaEUR| she claimed to be proficient at assisting out of state buyers. And knows of SEVERAL homes that we can look at that arent even on the market yet. (Never saw a house that wasnt on MLS) We started speaking well in advance to going under contract on selling our home in Colorado in early May. By the time we were under contract in CO and could come to Oklahoma to look at houses, Leesa was on vacation. (And that seemed to be an ongoing trend) I drove from Colorado, with my 5mo old. Through a terrible rain/hail storm. Traumatized & out of my element being in a new city, without the rest of my family. I delayed our schedule the next day so that I could collect myself and care for my newborn. That day, Leesas assistant (who is lovely by the way) showed me 4 houses. 3 out of 4, I couldnt have even put an offer on. One was a short sale, one was being sold as-is and the other was already under contract. I'm sorry, but if youre proficient at assisting out of state buyers, arent you aware of the urgency and importance of looking at relevant listings? The next day. 4 more houses. BetteraEUR|. But didnt hit the mark. Tried to view a few more houses before having to drive back to Colorado. Their schedule didnt allow it. A few days later, we did a remote showing and loved the house. Most importantly, it was within our desired budget. We lost out on this deal by less than $5k. And after looking at the Zillow, recently sold price, it actually sold for LESS than what we offered. It seemed as though, a simple phone call from Leesa to the selling realtor would have been a sufficient way to understand what the seller was looking for. They never picked up the phone to call the selling realtor. Simply, sat behind the computer and sent one-line emails. After losing out on that house, during that next week, due to the hype in lumber prices and limited inventoryaEUR| our options were slim and the price range was not in our favor. Leesas opinion was that we would need to offer $20k over on any house we wanted to offer on. Although, it seems as though every house on the market was different and that was not the case. There are several houses on MLS that continue to pop up as aEURoeback on marketaEUR? and aEURoeprice reductionaEUR? in this area. Thanks to my quick reaction time. The second time we came out to look at houses as a family, I saw that a house we had viewed in the past, was back on the market. We went to look at it again. The seller was somewhat desperate to sell and had fallen out of contract the evening prior. The house had been on the market for weeks prior to that and they were moving to MN. We received zero guidance on our offer, until, AFTER we had to compete with multiple other offers. This seller, was originally willing to sell at ask and give the buyer $5k toward closing. Now with these competing offers, we re-submitted offer saying we would pay aEURoeX-amountaEUR? over their highest offer. We ended up agreeing to pay a lot more over, than we had wanted to. And ended up $100k over our desired budget. It did appraise, which is nice butaEUR|. 1. The house didnt come with washer, dryer or fridge. Something we were not told would not be included. In Colorado, appliances are left with the home unless otherwise disclosed. 2. We requested the HOA documents upon submitting the offer. We never received them from Leesa. 3. One of the main reasons we seeked out this particular house is because it has a really long driveway and a large lot. We need a long driveway to park our car trailer. According to the HOA documents, you may not park a trailer or anything in the driveway other than a car. If it doesnt fit in your garage, then it cant be parked there. Extending our driveway to park the trailer in the backyard may not be an option bc the city has an easement inside our fence line since we border a Main Street. Again, something the realtor should have known or been able to find out well in advance. We found out about the easement, at closing. 4. The day before closing we were informed that we needed to bring a cashiers check or set up a wire. Our bank doesnt have any branches in OK. I had to drive 5 hours round trip, with both of my kids, to go to our bank in KS, to get a cashiers check. This is something our realtor should have warned us about, prior to the day before closing. 4. We were insured that the house was NOT on a busy street. After moving here and getting the hang of Edmonds layout. It IS. A busy street. Its a Main Street that runs North to South. You can hear cars driving by, all day and night. Horns honking at the 4-way stop. I dont know why you would ever tell a buyer with children, that Bryant is NOT a busy street? To this day, I have never met Leesa. Not at a showing. Not at closing. Seems like she makes her assistant do all of the hard work & collects her commission check and moves on. Since we were out of state buyers. With a newborn baby. In this crazy housing
