We had a very complicated piece of land to sell (even Saratoga Planning Commission agreed that it was challenging). It was going to take a unique buyer and a competent agent; not made easier by the fact that the approvals were running out and we had relocated across country. James Morris was our third agent, the previous two had not been able to develop any promising leads over the previous 12 months. From the very start, it was clear that James was committed and knowledgable. He spent hours with the Saratoga planning dept looking through the plans and understood the challenges of building on our lot. He kept us informed of activity and progress and found us the buyer that we were looking for in a relatively short space of time. He achieved a sale at a price higher than we were expecting and that the other agents told us we would not get. The whole paperwork process was smooth and practically effortless. I have no doubt that James' knowledge and background helped us sell the land. He's not your average land agent. We would heartily recommend him.
