There is no one that my wife and I would recommend higher than Bob Blake as the real estate agent for selling a house in Western New York. We were very lucky when a neighbor recommended Bob Blake to us. We had no idea until we met Bob (and we have known several agents in WNY) how the true professional agent, who knows and loves his job works, and how helpful the agent can be in both making sure that we get the best prize for the house and that the process is as efficient and smooth as possible. For that reason we both decided to make this recommendation as detailed as possible. We both felt we owed it to him. We both assure all potential sellers and buyers that there is not a single statement below that is any way untrue.The first time we met with Bob, he wrote a schedule that he would follow, with all important steps and the dates that they would take place on. Both I and my wife didnt take that schedule very seriously at the beginning, but eventually all the dates listed on that schedule turned out to be exactly as predicted. Even the final closing took place within a week of the date that he had written more than ten weeks earlier. The schedule included such details as the date that we would meet to consider multiple (!) offers on the house and decide which offer to accept. It was at that first meeting, I told Bob, that I can tell how much he loves his job.After that meeting Bob did a 2-hour long walk through the house, after which he wrote a very detailed report, listing all positive things about the house (the house was spotless) and things (inexpensive) for us to do, to make the house more attractive to potential buyers and that all legal requirements were satisfied. There were things on that list that I had no idea existed in the house, and even more important, that they actually mattered to potential buyers and to the house inspectors.As the result of that walk-through both I and my wife had some (not many and not expensive) things to do. We actually did all of them because by that time we trusted Bobs judgment completely. Meantime, Bob was very easy to reach by cell phone or by email, and if not immediately, he would always answer within minutes. Only once he took two hours to answer, not by the fault of his own, but because I contacted him using texting, which was not our established mode of communication. However, since that day all our texts were answered very quickly.Eventually, according to Bobs plan, we met ten days after listing the house, to consider the offers. Before that meeting Bob told us that the open houses were very well attended and he heard multiple positive comments from the visitors.There were eleven(!) offers and almost all were higher that the listed prize. (Before listing the house Bob tried hard to convince us to make our asking prize higher, but my wife would not budge on that issue.) All offers were summarized by Bob on one page, with the most important details marked very clearly. This was another lesson for us, what are the important issues to consider while comparing offers on a house. While Bob was making his presentation of offers to us, I realized that he knew almost all real estate lawyers, mortgage brokers, and other institutions and professionals in Western New York real estate business. And again his knowledge included details, that even the people he was talking about, most likely did not know how important they were.During the process of selecting the offer, Bob did not try to influence our decision, but when needed, he would add some important details. When we liked one offer for all reasons but the money offered, he simply called the lawyer of a buyer and the offer was "improved" within 10 minutes. Anyway, we left that meeting, fully satisfied that we have accepted the best offer and that there would be no surprises in the near future. Indeed, the closing took place within a week of the date predicted by Bob more than two months earlier. I left that meeting even more impressed by Bobs business and people skills, than I did after our first meeting. We thought that now all we had to do was wait. However, there were still some documents that needed to be found, dates to consider, etcaEUR| Bob was always on top of all issues and in frequent contact with us. We became so used to his calling us frequently , that we started worrying, when we did not hear from him for almost a week. However, it turned out that he had to deal with some unexpected changes in his office staff at that time. Regardless of this distraction we closed on the house exactly 10 weeks from the day of its listing, with a hefty check in our hand, and both of us realizing that the process was so profitable for us and so smooth only because we worked with a truly outstanding professional and a person with great people skills, who truly loved his job.
