Friendly and nice guy, but ultimately cost us our dream house due to failure to manage the offer communications process well, and blew a $90k commission for himself in the process. The day we were writing our offer, he assured us he was in touch with the seller and managing the process, when suddenly another offer was accepted about an hour before we submitted ours. When the selling agent found out about our forthcoming offer, she said I am so sorry, I wish I had known. (We contacted her directly after the fact to investigate what had happened. Our offer was for a higher amount than the accepted one.) I cannot say with certainty that any of this is fully his fault, but the preponderance of evidence suggests so. Chad was generally responsive, but in retrospect there were warning signs. Many mis-scheduled appointments when we showed up to a home showing only to find that the house wasnt ready on time (this happened with multiple houses on multiple days). He passed these off as being other agents faults (repeatedly?) but we checked via back channels and other agents, and confirmed he wasnt communicating clearly or consistently. And this hasnt happened with other home tours or agents. I think he means well and is probably a decent guy, but is running more of a volume game on low-end homes than an attention to detail, client-centric operation suitable for a higher end buyer. I should note its also possible that Chad did everything right and the several other agents we talked to were all lying to us, all in an internally consistent way, but somehow I dont buy that any longer. Weve moved on to another agent that we hope will be a better communicator.
