We've known Kat and Bob for almost 2 years. Team Bedbury negotiated a great deal when we purchased a new home last year and we didn't hesitate to have them as our listing agents for our old house this year. We had intended to rent the house out for 10 years but with the market sky rocketing we broached the idea of selling it to Kat. Once we gave Kat the go ahead she swung into full gear. While our tenants were still in the house Kat arranged and completed as much of the inspection and "fixing up" work as she could. She was always sensitive to the needs of our renters. She had a lot of recommendations for things to fix and redo and we started to get nervous at the mounting costs. However, we decided to trust her professional opinion especially in light of the open houses we saw and the quick sales she was getting with other homes. Kat dealt with all of the scheduling and identification of the contractors. In the end we shouldn't have worried at all, the house looked beautiful. The photographer that Kat brought in produced outstanding photos and the marketing material made the house look fantastic. Although the house looked beautiful we still had to deal with the tough parking situation in Palomar Park. Team Bedbury came up with a novel solution, to run golf carts from Clifford School to the house. This also turned out to be a great idea. The first, and only, Open House was a huge success and delivered 6 offers in 4 days, we accepted one of them. The price we received for the house was beyond expectations and more than made up for the cost of the fixing up. Through it all Kat was very responsive, returning calls/answering emails/texts immediately. The entire Team is very professional and a pleasure to deal with. While we probably won't need them as realtors soon, they will certainly remain our friends.Our best advice to prospective sellers, use Team Bedbury and take their recommendations!M. What do I say about this wonderful duo! They are everything you are looking for in an agent and more. We had so much fun working with BobKat. They are extremely professional, knowledgable, and hard working. We had the weirdest need for our new home but BobKat came through for us. There is no doubt they can make anyone's dream home available to them. For every property we saw, BobKat sat down with us and went over the disclosures and told us the pros and cons of buying it. They never force their decision on you. They were supremely patient with all our questions and were ALWAYS responsive. They would never shy away from giving an honest opinion if asked or need be. They have a great rapport with everyone they do business with and that can be clearly seen in every transaction they make. After renting in the Bay Area for several years, my wife and I found ourselves in a position to potentially purchase our first home. We could not recommend the Bedbury team more. This is a relationship we plan to continue for years to come. In a time where things are full of uncertainties, my wife and I wanted buying a house to not be one of them. A big ask, as buying a house is challenging and stressful no matter what. We turned to Team BobKat. As first-time homebuyers, Bob was incredibly patient with us through this process. From house showings in the time of COVID, going through offer letters, financing and after a few months, closing on our first home. Team BobKat's experience in real estate and in-depth knowledge of the Bay Area was an incredible resource in finding the right home for us. Believe us when we say we knew nothing about how to buy a house. The Bedbury team provided so much education to make sure we really felt secure in the decisions we were making. From how to choose the neighborhood, what to look for when touring homes, what things are deal breakers versus nice to haves, as well as a phenomenal mortgage broker they typically work with who was as educated and patient as everyone else on the team. It also should be noted at no point did we ever feel pressured to do anything or adhere to any sort of timeline. Also, the team's guidance and support did not end with an accepted offer, they continued to be there for us through moving day and beyond.
