I originally gave Ms. Robbins a negative (but honest) review a few days ago, but decided to delete the review out of courtesy. However, I now realize I have a moral obligation to share my experience with others. In mid-March 2020, I went under contract on a house with Ms. Robbins, where the due diligence period was set to expire on April 9, 2020 at 5:00 pm. If you are not familiar with the due diligence period, it is the time period where the buyer has time to investigate issues with the house by doing an inspection, the appraisal, research, etc. If the buyer is within the due diligence period, he or she has the right to cancel the housing contract at ANY time for ANY reason, or no reason at all. Unfortunately, as I was a first-time homebuyer, I did not realize this when I was under contract on the house with Ms. Robbins. I was not aware of my rights as the buyer, and Ms. Robbins failed to inform me of my rights. After receiving the inspection report on my house, I felt uneasy about the house because of numerous safety issues reported, which I expressed to Ms. Robbins many times. She was very hesitant when negotiating with the seller and constantly represented the interests of the seller over mine (keep in mind she was not a dual agent). I felt that I had no one on my side. At one point Ms. Robbins expressed that she did not want to make the seller mad by requesting too much for repairs. We did get a very small amount of compensation for the repairs, but it is nowhere near enough to cover all the defects in our house. When I tried to cancel my contract on April 8, 2020 and the MORNING of April 9, 2020 (both before the due diligence period expired), Ms. Robbins informed me that I was in a position to be sued if I cancelled the contract. I later realized that her statement was not true. I told Ms. Robbins that I had found a better house and I wanted to make an offer on it. This house was very special to me, because it was almost identical to another house that I had lost previously due to a higher offer made. I expressed to Ms. Robbins that I would not make an offer on just any house, and it was really important to me to make an offer. However, she completely dismissed my needs and made me feel guilty for wanting to cancel my current contract, because she said that I would be putting the seller in a bad position. Additionally, as I stated before, Ms. Robbins made a false statement by saying I would get sued for cancelling the contract. She also minimized the importance of buying house by saying "You're only going to live there for a few years, not forever." I foolishly believed her and decided not to cancel the contract out of fear and guilt. To reiterate, the buyer of a house is allowed to cancel the contract for ANY reason before the due diligence period expires. I had found my dream home elsewhere and that was my reason for canceling. My due diligence period had not expired yet. I did not feel comfortable with the current house due to various repairs needed and safety hazards. Ms. Robbins failed to advocate for me and committed misrepresentation by lying to me about a potential lawsuit if I were to cancel my contract. I believe she just wanted to make her money quicker, so she manipulated me into buying a house that I did not want by instilling fear and guilt. I was ignorant and vulnerable during a difficult time (due to COVID-19) and she took advantage of this. Her statement about the potential lawsuit simply was not true. While there were times when Ms. Robbins showed expertise and professionalism, her false statement, which pressured me into remaining in a contract that I wanted to cancel, was extremely unethical. It's possible others will have a positive experience with Ms. Robbins, unlike me. However, I ask others to take precaution and to consider my story before hiring this realtor.
