Im not even sure where to begin with our experience with Sam. From the beginning we believe he never had our best interest at hand. He never explained the difference to us (before signing) of a concurrency addendum and a contingency deal. We had signed concurrency addendum on the house we were set to buy. Unbeknownst to us at the time we signed it - that it would cause us to lose the house we had our hearts set on. Before us losing our future home - we listed our house to sell. During the 31 days he had our house listed - he held 2 open houses (both flops) and we only had 1 showing. I asked him 2 times to send me his marketing plan - never did. From what we know he only advertised on Facebook post. Not even sure if that really happened. During the 31 days on the market - he went 8 days without communication. He knew how imperative it was for us to sell our house but yet - 8 days no communication. That 8 day span wasnt broken until my husband called him. The day of the last open house - he failed to mention a crucial text message from the sellers agent that lead to us losing our dream home/property. Throughout this whole experience with him, here are our key takeaways - He lacks effective and timely communication. He did not take the time to explain crucial documents Withheld critical information resulting in us losing our dream home/property. Never once apologized for his lack of responsiveness, withholding information and his less than stellar communication skills.

I met Sam 8 years ago & although we lost contact, when it was time for me to start the search to buy a home I knew I had to contact him to be my realtor, due to his professionalism & enthusiasm. I don't deny I'm a tough person to please, I had a vision of what I wanted & wouldn't settle for anything less, & Sam never gave up on me. It seemed like whatever area we were ever in, he was knowledgeable about the history & offerings of that particular city. He could answer almost any question I had & if he couldn't, he'd find out with a sense of urgency. He never became frustrated with me & was always polite & respectful. The home I finally decided on ended up being a short sale & a long process. Sam was in contact with me every step of the way & made sure I was never out of the loop or waiting on any answers. I'm happy to say that through the long process my realtor became my friend & for that, I am forever grateful!

I would Highly Recommend Sam Livingston as your Realtor. Sam is a professional, intelligent, patient, and thorough agent. Sam is a successful agent, so I know he has other clients, but throughout the entire process from selecting houses to view until closing you would have believed my wife and I were his only clients. He arranged viewings around our schedule and never failed to produce a house for us to see, even the money pit fixer-upper, that my wife begrudgingly agreed to see, and he sided, correctly, with her on the advise of no sale for us. He found the house that truly fit our familys needs, wants, and even desires. He helped us negotiate, a multi offer on the house, deal in our favor. Sam never pressured us into any decision, just gave us the information, his solicited advise and then waited for our response and proceeded as we wanted, ultimately securing the house for our future. Sam also gave us recommendations , at our request, so that we could set up an amazing team from the Lender Mr Phelps at NLC lenders, the title company, to the hazard insurance agent so that the closing went exactly as we needed it to go, in the time frame that worked for our family. Sam and Mr Dale Phelps also work with an amazing program for Veterans and Public Safety workers called Home for Heroes which my wife and I are very thankful we were able to benefit from thanks to these two men. As a Veteran himself Sam understood the issues using a VA loan could bring and made it an easier process and the Homes for Heroes program added even more to that experience for us. I would not hesitate to recommend Sam to any of my family or friends.
