I listed my parents home for sale with Carl Gresen after meeting with him and going over his marketing plan and listing agreement. It all sounds good until you sign and then you find out the truth. He basically lists the house on MLS & other websites, takes the photos of the home himself (there is NO professional photographer) and then unless you are persistent you will not hear from him unless an offer comes in from another realtor. he is not proactive in bringing buyers to the homes he lists. You will not receive the feedback that is promised, and if you ask you are told you are asking too many questions or that you want too much communication. Our first offer from another realtor was $28k belowblisting price, which we were basically forced to accept by Carl. He stated we would not get another cash offer and because it was cash we should take the offer to avoid problems that sometimes arise with mortgages. We had an appraisal done that was $3,000 higher than the listing price, but this was never used as a selling point with the buyers agent. negotiations are awful as every offer they made I was bullied to accept but any counter offer I wanted to make was discouraged and I was told that we shouldnt want to lose the deal over such a small amount of money. iIt didnt matter if it was $5000 or $10000. This deal fell through block away because it was such a low offer. Meanwhile the key to the house was lost 2 times and the lockbox we had was a combination box and was constantly left open by Realtors. After a lot of complaining we finally got a digital lock box. Email is the only form of communication you will get, most of the time they are short and rude and do not answer your questions or only answer part. We tried to get out of our listing agreement by going to Mr Gresens broker, however he refused to meet with us also. Read the listing agreement fine print as it is not an easy exit listing like it says it is. we finally got the home sold but it was only due to another realtor bringing the buyer. One counter offer I wanted to make was also discouraged again stating why lose the deal over $1400. In the end the buyer accepted the counteroffer even though Carl was no help at all. Listing information was continually wrong on all the websites......it was the worst experience of my life. At closing the other realtor wanted to know if the broker only work part time or how I got involved with him!! They were very unhappy also. The only good thing about this transaction was the title company. Beware of this broker and of Charles Rutenberg Realty in general. They make promises they do not back up, and do not work for you. They work for their commission only. Beware.
