We hired Rumble and Powers Real Estate Group in November 2019 to sell our home. We were given no warning that they were going to take pictures of our house, so we had no time to clean it and make it look presentable for the listing photos. They came at 5:30pm, which means it's dark out. All the pictures were dark, and were done with an older camera, so they came out very grainy. We didn't really talk to Tom very much, as we dealt with Lori for the most part. She didn't really give us any pointers to make our house look more presentable for showings, or do any real marketing for our house. The description given for the house only spoke of the square footage and how many rooms were in the home. She didn't really try to sell the house in the description. She eventually told us we should probably get updated photos and to do a virtual tour of the house. She didn't come out to do that, we had to do that. I also had to upload those to Zillow, as she never actually did it. Back in August of 2020, she said we should lower the price of the house, but we should take it off the market, and then relist it. She assured us that the new contract was the same as the previous one, so we signed it without reading it because we trusted our realtor. The same day we signed it, we decided to take it off the market completely since my husband was deployed and he didn't want me to have to pack the house up by myself, and we weren't really satisfied with Lori's services. Lori sent over that paperwork and we signed it. What we didn't know is that she didn't expire the listing as she had led us to believe, but just withdrew the listing, making it so she still had control over our house. Fast forward to November 2020, we decided to relist the house with another realtor, only to find out Lori never expired the listing. She claimed that she didn't expire listings early, even though we had already passed the expiration of our original contract. Turns out she had made the new listing agreement last another year, without telling us. She also changed the terms to the cancellation policy and never informed us of that. Thankfully we were allowed to transfer our listing after fighting with her and her broker over it for about a week. I will never recommend Lori Powers to anyone. She isn't a very trustworthy realtor and apparently sees no issue trying to screw over a military family, especially when the service member is deployed.

We had a great experience working with ListTrue while selling our home. In the past I have had, well, "underwhelming" experiences with Real Estate transactions (and agents). Due to this, we initially set out to sell this home by owner. Shortly after listing FSBO I was introduced to ListTrue indirectly, and after several conversations it was clear to me that they handled their business differently from what I had experienced in the past. Tom and Lori treated the entire process as a professional business transaction and clearly articulated their plans to handle the items I was most concerned about - contract language; managing the post-contract items (appraisal, inspection, etc); and ensuring a drama-free close. After listing with them, we were pleasantly surprised to find that they also provided excellent advice and guidance in areas where we were already pretty comfortable - marketing, negotiation, and staging. While our overall experience was wholly positive, there are two anecdotal examples that help to illustrate why we felt we got excellent value from of the "cost" of having a seller's agent. The first is related to market experience and savvy - early in our process we received an offer that was contingent upon our buyer's selling their home. While the offer itself was solid, there were some nuanced "warning signs" that our ListTrue agent picked up from the buyers and their agent. This led him to make some recommendations to us with regard to how we structured the contingency addendum that gave us increased flexibility if future offers came in. This guidance ended up paying off for us in a big way as our original buyers became unresponsive and a new buyer came in on a tight timeline. The second example had to do with how our home was marketed. We had done tons of legwork preparing for a FSBO approach (like creating a full scale website for our home), and this generated a significant amount of upfront interest. However, as this initial interest tailed off, ListTrue (Tom in particular) was able to use the MLS and other Real Estate databases to look specifically for buyers that would be a good fit for our home and then engage their agents. This proved to be a very interesting and targeted way to aEURoemeetaEUR? potential buyers that we would never have had access to without a proactive and motivated agent.Overall, we would not hesitate to recommend ListTrue as a sellers agent. They were professional, responsive, straightforward to deal with, and ultimately provided us a strong value in the sale of our home.
