Susan promised me before hand that she did not have any vacations planned during the first two months of taking the listing on my property and yet one month into the listing she left for vacation. When I called her on that, she said that aEURoeher plans would be too expensive to cancel as they were made so long agoaEUR?. I should have fired her then for misrepresenting her availability to me in order to get the listing, as it was telltale for all that followed. I told Susan that I wanted her to be a Sellers Agent however on the Agency Disclosure I discovered that the second page was not simply more agency options, but rather Susan choosing what she wanted (e.g., dual) even though I expressly told her that I wanted a Seller Agency. She agrees with me on the phone and turns around and does as she pleases after she hangs up, so it did not occur to me that she would write something different then her verbal agreement. However she turns and does what pleases her when you are not looking. Susan lost three potential Buyers because she withheld pertinent information from the Buyer (s) and myself, thus creating a perfect storm or simply letting Buyers slip through her fingers because she does not have the skill set to communicate requests that she personally disagrees. Sadly, she is not honest enough to admit this upfront and instead simply lets the chips fall as they may while pointing her finger at everyone else. Accordingly, Susan had everything she needed (i.e., company approval, signatures from all parties as to how to release) in order to release the $1,000 escrow to me on May 16th, it is now May 25th and no deposit check has yet arrived. The list goes on and even though I spelled out numerous unethical and problems created by her not communicating or worse, picking and choosing what she communicates while letting everyone believe that their information was relayed to the other party, not once has she ever apologized. It simply does not occur to her that she is in the wrong.

Sue was well connected to local contractors (electrical, radon testing, mold abatement, mortgage, etc.) and was able to obtain their services quickly to insure compliance with closing dates. Simply put, Sue Dicks is a consummate professional with extensive knowledge and experience in real estate. Always friendly and helpful, she is easy to deal with, never high pressure, always honest and practical. We give her the highest of recommendations.
