When I first came to him, I was undecided. He began by telling me he'd be happy to represent me if I was sure I was ready to sell. No pressure to sign an agreement. Just some good solid advice on what my property might bring in the market and what he recommended as an asking price. I thanked him and went home to consider. I called a day later, and said yes I would like to proceed. He came to my home with the sales agreement and I signed. Wheels immediately began turning. Dave... was on a mission. He found a cash buyer in less than 48 hours and in less than a weeks time managed to negotiate a price well above what I considered my bottom line and even saved me the expense of an appraisal in the process!After the home inspection report, the buyer requested the items on it be addressed prior to the sale. Nothing major mind you, but enough to require at the very minimum both a good handyman and an electrician. Turns out (one of the items on the list) one of the breakers in the breaker box was the wrong size. Dave Clutts, having been a licensed General Contractor offered to make all the necessary repairs at no cost to me (not even for the parts and materials). He managed to find the right size breaker which was no easy task considering that box had been wired that way prior to my moving in almost 12 years ago and possibly as long as 25 years from the time it was constructed. Due to his strong personal relationships with the title company personal, escrow closed 13 days later. That included tracking down all the necessary HOA docs, pest inspection certificate, legal disclosures, mortgage payoff, the buyer inspection and a home inspection.He came to my house, picked me up around 10:00 in the morning and drove me to the title company where I signed all the required documents. He managed to expedite the entire process so the net cash was in my bank account a little before noon the next day! AND, if that wasn't enough, because everything happened so doggone fast, he even negotiated a 90 day window (at $300 a month below fair market) allowing me to stay after escrow closed providing much needed breathing room to move all of my personal possessions out of the premises!I honestly cannot imagine how any of that process could have gone any smoother or any better than it did and all because of Mr. Dave Clutts!
