After years of thinking about buying and then backing out my husband and I were ready to buy our first home, but I had extremely unrealistic goals and expectation on what we would be able to afford with our initial budget. My husband like most left me to so the heavy lifting as far as narrowing down what he was going to look at he basically told me find 4 houses to look at and then he will pick from those choices. At first, I was determined to do it without help I started looking at Zillow and Re-max and quickly became overwhelmed I wouldnt really find what I was looking for everything seems like it was really over our budget so I posted a question on Facebook Can anyone recommend a realtor? That simple question is the reason I am sitting my brand spanking new 5/3/3 in a new subdivision. I was referred to Stephanie Marshall from a very trusted friend who steered me in the perfect direction. The first question Stephanie asked was something simple where do you want to be. So, I quickly told her I wanted to be over the bridge in the Palmetto/Ellenton/ Parrish area so then the work began he next question was a little more tough she asked me what I didnt want, yes you read right what I didnt want. So, I started my list. No pool (my kids arent strong swimmers) I didnt want a flat house, and I didnt want to move into a neighborhood that was great now but would be horrible in 5 years she took that and sent me more listing, I never thought a new build would be in our budget but she sent me to a few locations that were right up my alley, so after a few weeks I narrowed it down to 5 houses and my husband and I decided on the new build, now came the stressful part. Stephanie was with us to from start to finish and after. I worked overnight so she would wake up to random frantic emails I had written at 3 am or questions that would pop into my head at 1 am, when I would get frantic and wonder if we made the right choice she would always assure me that owning a home is never a bad choice. So now here comes the really important stuff, YOU NEED SOMEONE TO HAVE YOUR BACK !!!! in a new build a lot of thing come up, for us 3 really big issues happened and if not for Stephanie I'm not sure how things would have turned out 1st the tile we selected was discontinued the builder definitely was trying to have me select another builder grade tile but they were all horrible so I opted for the upgrade tile but here is the issue since we were close to the end of the build they wanted to charge me a $500.00 change fee and the $800 and some change for the tile upgrade. Stephanie went in and handled it she got the change waived and the upgrade cost cut in A 1/2 I have the most amazing tile in my wet areas now it really makes the whole house, also the builder put no blind of the foyer window and told me it wasnt part of the blind package we paid $1200 for once I explained to Stephanie that I felt the house looked unfinished from the outside it looked like we didnt put a blind on a random window she went to bat for us again getting the builder to make me a custom blind and installing it a zero cost to me, I priced what the blind would have cost me if I had to pay out of pocket it would have been almost $600 for just the one blind and the installation since it almost 20 ft. in the air and finally the closing, you need a level headed person to keep you calm if anything happens during the closing which our closing turned into a monumental mess with me having to leave the room before things got seriously ugly, Stephanie stepped in calmed me down and then went into super realtor mode, she did everything so we got our keys before we left the office.so now all is said and done, ink is dry and Stephanie has done her job. Nope she made a note in our file to call and make sure we remember to file homestead exception in the allotted time, she popped in for our housewarming party so she could see the fruit of all our hard work and I know I will get an email in another few months reminding me to check about getting the PMI premium off our mortgage payment, I can tell you without a doubt that hiring Stephanie was the smartest decision my husband and I made when we started this house journey.
