Erica was so lovely! From our first initial call to get a gauge on what I was looking for and my non-negotiables, pre-approval status and price range and area of town, she showed that she is incredibly knowledgeable in guiding me through the start of my home buying process. I also shared with her my timeline and based on that she helped me devise a plan on when to aggressively be out in the market prepared to make offers and when the best times to do so would be based on inventory patterns. From there she instantly started adding homes into my profile and met me for walkthrough appointments. During the appointments, she demonstrated her deep knowledge and experience in terms of what things to look out for and also answered any questions I had about certain components of the process. Once it was time to actually start making offers, Erica handled everything with the utmost urgency without displacing any of the pressures on me. I had heard horror stories from friends about how grueling the process can be, but luckily for me Erica made this process as seamless as possible. I felt extremely taken care of and learned a lot in the process under her guidance. Overall, her demeanor and relationships in the market proved to be A-list and top-tier. I estimate that Erica lost us around $20k to $40k, through poor negotiation and lack of transparency. While she succeed in selling our house above list price, anyone could have done so in this market (its the epitome of a sellers market: every house is selling well above list price and within days). First, she didnt make us aware of our many options as sellers in a sellers market. As a result, we took her advice and completely moved out of our house, had it staged, and rented an Airbnb for 2 months (throughout the sale process, during escrow, and until we could buy a new home) and paid to have all of our belongings in storage during that time. It was only once we started shopping for a new house that we realized that everyone elses agent had informed them of the many other options available to them, including the option to ask for a aEURoerent backaEUR?. Of course, this made it much, much easier for *her* to sell our houseaEUR| but it came at a significant cost that *we* had to cover. Other agents we encountered as buyers seem to have found a way to aEURoemake it workaEUR? without asking so much of their clients.Second, she all-but-disappeared the minute the house was in escrow, though there was still much to be done. She was less responsive and helpful aEUR"aEUR" even noticeably less friendly. We were staying 3 hours away and had to visit the house weekly to check the mail, etc. She never offered to help with little items like these. I know that she doesnt have to do that, but we were simultaneously working with another agent (for our home purchase in a different city) that went out of her way to make things easy for us. The contrast between the two agents was stark. The appraisal was another area of disappointment. Its the listing agents role to meet the appraiser and demonstrate that the sale price is appropriate (for example, by showing comps in the area). Erica said she did this, but, if she did, she clearly didnt do it well. Despite the fact that multiple comps showed sales over $1M nearby (and that we had received multiple offers over $1M), the appraisal came back at just over list price. This alone could have cost us the sale. Finally, and most importantly, she didnt want to negotiate at all once we were in escrow. It honestly seemed like she had the buyers interests in mind over ours. After inspections, the buyer asked for a $26k credit, and Erica recommended we offer $20k (remember: this was a sellers marketaEUR| and our house had received 20 offers well over listing price). When the house didnt appraise, she recommended that we offer to drop the price $10-$15k, even though it was very clear that the buyer was willing to move forward regardless (and had removed the appraisal contingency from the beginning in order to win the bid). We followed her recommendations (because she was the expert, right?), but in retrospect, we very much wish we hadnt. She also convinced us to use Compass Concierge, but apparently forgot to submit the invoices in time, so we had to come out of pocket after the sale. In other words, we thought we netted $8k more than we actually had, because of this error. Though minor, that was the final disappointment that solidified my decision to write this review. We have worked with many great real estate agents in the past (free feel to take a look at my other agent recommendations, all of which are glowing), and Erica *seemed* great during her pitch. Were disappointed to say that she wasnt, and we wouldnt recommend her to future sellers.
