I just bought a 3bed 3bath condo in zip code 20025 with Payman Shilian and his team. I initially worked with 3 different agents that cover Westwood/Brentwood area and Payman was by far the best one for the following reasons and made me decide on this team for this purchase. (1) Probably the most knowledgeable agent in Westwood/Brentwood area, comparing among full-time agents (I won't waste my time comparing with part timers). He knows how to buy cheap and sell expensive. (2) Promptness. Payman and his team responded to my calls/texts/emails within 10min throughout the entire process. (3) Mindful. My real estate lawyer had also commented that Payman is a very mindful and conscientious person. He won't just fill out papers and get the process going for the sake of closing the deal. He told me to check out an atypical contract with a lawyer and I am glad I did. Not very frequently (almost never) you will find an agent who will actually work for your benefit unless he/she is blood related to you. Payman will work for your benefit. And of course his benefit by doing the job right. (4) Honest. He will tell you if a building is well built or not, the location is not as good, the price is too high or too low, the property has what complications (bad seller, litigations, pipe problems), etc, even if you are emotionally drawn to the property for whatever reason. He will be honest about all the facts and let you decide. I really liked this about Payman. (5) Knowledgeable about the whole process and follows through faithfully. Payman and his team have a very nice network of people that they work with. I liked the inspector, escrow, and others that he recommended to work with. Payman was the control center between seller, escrow, and my loan officer and updated me almost daily on the progress and if anything was missing from anyone. This way, it was a smooth road to close escrow in a month. (6) Puts everything in writing AND calls you to go through details in layman terms. I hate people who only communicate verbally and change words in critical times. I want both written and verbal and the team is very good at this.
