I would NOT recommend realtor Theresa Kimbrell or Coldwell Banker. Everything I feared about hiring a realtor came true which is why I initially chose to sell For Sale By Owner (FSBO). I was on a time deadline and needed to sell it quickly. I am acquaintances/friends with a lot of realtors and didn?t know who to choose (or offend). I asked my last realtor (Coldwell realtor) who she recommends in Venice and she suggested Kimbrell. Kimbrell told me she could sell my house $315-319k. She told me the broker would waive the $345 administrative fee. I signed with Kimbrell and initially felt relieved. A week later, Kimbrell told me I needed to reduce my price due to new construction in the area. The new construction had been there for months which she knew. She should have been honest with the price she could sell my house for instead of getting my hopes up and downright inflating the price to get the contract signed. We continued to reduce the price (which I could?ve done FSBO). The first five open houses, Kimbrell wasn?t there (she was busy with family). Other Coldwell Banker realtors showed my house. This was horrific. One inexperienced young male told people my profession (I strictly forbade). Another inexperienced young male asked my listing price, AFTER the open house. Another realtor was 35 minutes late for only a two hour open house. I sat outside in my work vehicle waiting to leave and watched a potential buyer drive by twice in confusion (work vehicle present and no open house signs out). That realtor being late potentially cost me a buyer which is unacceptable. I told Kimbrell how upset I was with her service and her suggestion was to keep reducing the price and hold off on open houses because too many look bad. I explained to Kimbrell why I was dissatisfied and asked about canceling the contract. Kimbrell wrote the most unprofessional, rude text stating it wasn?t her fault I bought another first (under construction) and wasn?t her fault my house was overpriced (it was already lower than the $315k she said she could sell it). She also said she didn?t have a ?magic wand? to make someone buy my house. I showed the text to my realtor friends and all told me to speak to the broker and cancel the contract. Everyone was appalled by the text, her demeanor, and service. Still, I had a deadline and didn?t want to start over. I reluctantly kept Kimbrell as my realtor. I reminded her about the $345 admin fee she said would be waived and she stated she hadn?t spoken to the broker yet. We had a contract for $290,000, 25k less than what she said. She told me she?s helped sell other houses by paying for a home warranty or doing whats necessary to help facilitate a sale. But when I asked her to reduce commission, or help with incentives, she said no. Even after knowing how displeased I had been with her. I had paid for professional pictures when I was FSBO, so I asked if Kimbrell would at least pay for that (we used those pictures so she wouldnt have to pay for new photos) and she said no. Kimbrell said she would be at my house for the appraisal. However, when the appraisal was near, I contacted her and she stated she would not be there for the appraisal, and ultimately wasnt. When I got the closing fee sheet, the $345 admin fee was there. I asked Kimbrell why and she said her broker would not waive it. I was extremely disappointed and angry. Kimbrell stated she would ask again. On closing day, Kimbrell arrived late. I again asked about the admin fee and Kimbrell said no. I told her I was extremely upset. She explained because my old realtor was getting 25% commission of her 3%, two brokers are now involved and there is a paper trail. She said she and my old realtor would work something out, explaining the other realtor would ask her broker or figure out a way just to refund me the money. Kimbrell assured me and told me not to worry. I closed on my house frustrated and unhappy with the empty promises, price sold, and service I received. I?m certain Kimbrell knew as I did not thank her or shake her hand afterwards. After not hearing anything for a week (typical), I messaged Kimbrell about the admin fee and she advises it will not be waived or refunded by either broker (or apparently herself). After speaking to numerous other realtors, I know this fee couldve been waived. It was the least Kimbrell couldve done after the grief I experienced. I wasn?t going to write a review but this was the last straw. Kimbrell told me many things (price, fee waived, having experienced realtors at the house, being there for the appraisal, etc) that were untrue and never met. This experience was short of a nightmare. I feel I lost money with the inexperienced, LATE, realtors showing my house when the price was still decent. Kimbrell did not try to reconcile or compensate for these actions, or actions of her own. I would not recommend Kimbrell or her office.
