We're absentee owners living in Indiana and selected Mike as the Realtor to sell our Madeira Beach condo earlier this year. We find most realtors to be marginally effective (at best!!) but we had a GREAT experience with Mike...Mike was very thorough and organized and really knew the local market and was ultimately right on the money with his estimate of where we should/would probably end up on the selling price. Mike was generally very available, but if we didn't get a hold of him directly, he was always very prompt to call us back and very good with follow-up on any issues or questions... He had good advice on various aspects of marketing the unit and produced a lot of really great glossy marketing materials and a video that showed the unit very well. Mike went the extra mile to be sure everything was taken care of and that all the loose ends were taken care of, even after the sale. He didn't leave anything to chance and perhaps the most important of all (and the most amazing to us!!) was that he attended ALL of the showings, not just the ones he had brought to the table. Mike made sure he was there whenever another Realtor was showing the unit to insure that the potential buyer understood the full story and got all of the important details on the updated equipment (i.e., new furnace, new washer & dryer, new emergency generator, refurbished elevator, etc.) - all of the things that the other Realtor might not know or reinforce to the buyer. Overall - Mike just turned out to be a great choice and we can definitely recommend him without reservation and would use him again for sure.

Ive been a real estate agent for 36 years now, focused on buying personal investment properties. During these years Ive dealt with a lot of real estate agents and to date Mike Perez is the best one I have ever had the pleasure to meet and been fortunate enough to use.Now why did I, a real estate agent, use Mike? Well when I decided to move to Florida, I was not licensed in Florida, so I needed the help of another agent who was licensed there. Unfortunately, I didnt know Mike at that time and went through 5 agents where I experienced things like being referred to search an online app, getting no automated searches (you get more info than on online apps), no call-backs from listing agents, getting a call-back 5 months after purchasing. I finally found Mike and my search, inspection, purchase and closing went smoothly.When youre looking for a good real estate agent there a number of things that you need to keep in mind. Its like when youre looking for a good doctor, you look for certain qualities that are a must 1) Time management - both yours and his - this happens in a variety of ways from providing you automated searches, to accurate listings, and surrounding himself with highly talented professionals2) professional photography - On my automated searches when I see a property that has no pictures, I immediately eliminate and NEVER look at it againaEUR|.so If Mike says he wont list your property until the photos are readyaEUR|.listen to himaEUR|there is a reasonaEUR|.you want to sell your property dont you??3) Tailored daily automated searches (if buying) 4) listing your property (if selling) - It took me 4 hours just to put my own property into the multiple system in Atlanta, so this takes time, and this was my own house. And then there is the writeup which is extremely important - not same old aEUR~canned stuff- this is really important to highlight what is different and unique about your property5) signs - are there restrictions in your neighborhood or condo? If you have a house, who actually digs the hole and installs that sign? Mike has the professionals lined up. Any restrictions or complications How about where the lockbox can be placed? 6) marketing of property - 3D video walk-thru... important because not everyone may actually walk into your home - they may just view it on the internet; where, when, who to market7) accessibility of the agent - this is important if you are buying or selling - cant get in touch with the agent? - maybe the listing is one of those low-cost ones - you get what you pay for - NEVER had a problem getting in touch with Mike - I have had problems getting in touch with other agents and not just those on the aEUR~low cost listings8) selecting closing offices and personnel - you have no idea how much work goes on behind the scenes and you really dont want to knowaEUR|you just want it done9) Inspections, repairs - maybe you have a quick close, or maybe you are just in town for a day or two, or something needs repair at the last minuteaEUR|. Mike has got the professionals lined up to help you when you need them10) special circumstances - Mike actually put my cats in a carrier during a showing ensuring they didnt escape11) Florida nuances condo complex to condo complex - dont even get me started - how to find out who is in charge?? How to apply to purchase? Get a copy of the rules? Get a copy of the budget? I never knew how much trouble Mike went through for meaEUR|he just handled it.12) showing property - Mike showed me many, many properties and what did I doaEUR|.he helped me sell my condo and I moved out of state, not buying another in-state property at that time. But when I move back into Florida a few yearsaEUR|guess who I will call?Here is the differenceaEUR|where other agents came to me (the buyer or seller) to figure out how to handle every bump, glitch, and hiccup, get every document, make every contactaEUR|and left it to me to find every professional (plumber, roofer, tile guy, sheetrock guy), etc. Mike didnt. Other agents may do some of these things to some degree, but Mike did all of these aEUR|..way above and beyond aEUR|.even babysitting my cats during a showing!! GO MIKE. Mike Perez is undoubtedly the best I have ever had the pleasure to work with. Thank you Mike Perez!!
