I can't thank my realtor, David Hayes, enough for selling my house and making it happen as quickly as it did. My property was under agreement (meaning a signed and accepted contract) 2 days after it was listed!! This was such a big relief on my end as I was able to then focus on my next chapter.David made it about me and absolutely NO sales pressure. He returned calls and emails quickly and was available any time I needed him, day or night! He offered plenty of suggestions to maximize my sale but didn't push. He explained his reasoning and it was always what was good for me. My budget, my time frame etc. Prior to the actual listing, David spent time at city hall discussing future possibilities for my property. This info would be helpful to a new buyer to understand the do's and don't and helped me prepare for the sale. ie: am I compliant to the latest regulations? smoke detectors, water running through lead pipes etc. All of this help me prepare (financially) for the sale. He just didn't have me sign a contract with him, place a sign out front and hope for the best. He strategized every aspect prior to the listing.I used my own sources for repairs etc but David did have suggestions as well. Need an electrician? A plumber? An attorney? Ask David! He is definitely a one stop guy!

David Hayes IS the realtor you are looking for. Having bought and sold 4 properties, I have had plenty of experience with realtors and admittedly, a not necessarily favorable opinion overall. However, David Hayes is the epitome of what a realtor should be. He was responsive from the very first phone call and quickly worked to understand our needs. Since we were out of state, much of our communication happened via phone and text. When we met him in person he was punctual, pleasant, professional and a very easy person to be around. We were originally looking for a property in Medford and it is clear that he really knows every nook and cranny of that town. We surprised him with a property in Cambridge (a big price drop suddenly brought it into our price range so we thought we would go have a quick look not really thinking it would turn out to be the one). The Cambridge apartment was perfect, so perfect that it was obvious that it was going to receive multiple offers. Sure enough, we were just one of four offers. Davids expertise was incredibly obvious at this part of the process. He was able to counsel us with respect to what we could do to make our offer stand out above the rest. We were thrilled when our offer got accepted and I give huge credit to him for that. Then David kept on top of every single detail, checking in frequently to make sure the process was smooth and timelines were being met. Overall David was incredibly hardworking, knowledgeable and professional. He earns every single cent of his commission. I would not hesitate to recommend him to anyone seeking an excellent realtor.

Dave helped me purchase my first home, and I am recommending him to everyone I meet who needs to purchase a home because he is THE BEST agent you could have encountered. Below is a few things I particularly enjoyed about working with Dave.1. He made my home searching most efficient. Dave knew my search criteria in and out, and filtered out listings that contained deal-breaking descriptions before sharing them with me every week. After I picked options for the weekend tour, he would do a second round of filtering by double checking on the photos and inquiring around. Therefore, I either not did home tours, or it was high probability for me to want to put a bid on what I saw.2. He gave me the most comfortable condo tours. He has been with me for a whole year before I won the bid for my current condo (I was a very picky buyer, and the market has been really crazy), and he drove me to the listings we picked to see every time and sent me back home (I did not have a car). Every time very on time.3. He provided me most practical information and advice for bidding. He checked rental and selling price history of every condo I showed interest to put a bid on the same day we finished the condo tour, and advised on the bidding strategy (not just the price). He talked me out of condos that would have potential problems, and put a cap on my bidding price to make it investment with a reasonably good return, while we all know that he got paid as a fixed % of my bidding price so he should have had all the incentives to push my bidding price high and gotten a closed deal as fast as possible.4. He facilitated a super smooth closing process. With mortgage lender and lawyer recommended by him and his regular check-in with both of them and me, I managed to do closing within 1 month after I won the bid and got great rate for my mortgage.5. He has been offering me awesome tips for any questions I have after the closing, and very responsive to my texts just as during my condo searching.The list can go on and on! I would ask Dave to be my agent of any future buying/selling/renting.
