Please know up front that I am not a family member or personal friend of Ted's. In fact, I reached out to Ted exclusively based on a mailer he sent out, without any prior knowledge of him. Getting that out of the way, I am extremely happy with how things turned out as a result of working with Ted. I was in a situation where I needed to sell a family member's home, but am not local to the area. I met with Ted in-person one time, but the rest of my interactions were on email, phone, and text. I relied heavily on Ted's accumulated expertise in knowing the area and knowing the type of buyer who would likely be interested in the home. When it came to questions about putting money into the home vs not, selling now vs waiting, listing price, and how to best market the property, Ted nailed it. In fact, 3 or so days after the house was on the market, we received an offer at slightly over asking. And just in case you think the property was under-priced, another agent I consulted with before Ted wanted to ask $10k+ less than the listing price that Ted and I agreed on. I kept in pretty close contact with him over the last 6-8 weeks and he was always attentive. If I did not reach him immediately, he always returned my call that day. Since I was not local, there were times when I needed his help to enter the house and take care of some small but important details. He did them all as he said, when he said he would. I don't think it's possible to have a smoother transaction. If you're on the level with Ted and tell him exactly what your situation is, he'll do his best to exceed your expectations. I would absolutely recommend using Ted to help sell or buy a home. He clearly knows the market, knows how to price a unit to best balance price and timeliness of a sale, and understands the importance of customer service.
