Josh and his team are the best real estate professional team you will find anywhere- spare none! Josh is engaging, brilliant, creative, responsive, diligent, and bestows high integrity. From Day 1, he walked through the home providing detailed suggestions on how to optimize the aesthetic to maximize appeal - these were practical, affordable, and actionable recommendations. He helped us think through pricing by discussing comps and listening to our short- and long-term goals. Without exception, Josh and his team were extremely responsive to all communications (emails, texts, and phone calls). We had originally planned to wait until the next sale cycle (spring) to sell our home, then decided to put the home on the market immediately. Josh responded to this change in plan with ease, kindness, and excellence in the quality and speed of execution. He devised and masterfully executed a marketing plan. In the end, the team's engagement resulted in over 2500 views (on zillow alone) with over 250 people people "saving" our home in the first 7 days on the market. We had a full schedule of prospective buyers each day, multiple requests for disclosures and even requests to submit pre-emptive offers. I'll lead off by saying that I have a background in real estate and so have often represented myself in transactions, and prior to working with Josh would have advocated that approach to anyone who felt comfortable with the process. In this instance we were looking in an area that I had very little familiarity with (Mill Valley / Southern Marin) and so decided to meet a few agents just to see if we could get a better lay of the land. We spoke to several, and while helpful we decided we would again go it alone. Then a friend introduced us to Josh and we sat down for a chat.We came away from that chat deeply impressed and I believe, based on the experience that followed, it was the most productive/important 30 minutes of our search. The very next day we reconvened and Josh took us house-to-house neighborhood-by-neigborhood through Mill Valley all the while giving us the full lay of the land and the important characteristics (balanced, including positive and negative) of each submarket. We had scoured Zillow, Redfin, Trulia etc and thought we had seen all the current listings, were we wrong. With Josh's network and knowledge we (i) were able to gather way more information and insight into the quality of public listings we had found and (ii) saw that there was a whole set of available homes which you will not find or see without his help. It really opened our eyes and amongst that hidden set we found our gem.By gem, I mean the house we loved is a diamond in the rough, and that's where negotiation and due diligence got really interesting. Josh helped us establish the fair market range for the house and then frame negotiations/tell our story to achieve a successful deal at the lowest possible price (super important in a market as competitive as Mill Valley/Southern Marin). Once we had the deal signed up, we had to go top to bottom on the home in due diligence and Josh coordinated the entire process to run smoothly, well within the time frame allowed, and to leave no stone unturned. He also provided a valuable third perspective during the negations and due diligence, continuing to show us other opportunities and make sure that we had indeed selected the right home for us. This is a critical point because many agents, once a deal is signed up just want to get to close and payday. Josh instead, kept coming back to us to make sure we were feeling good and that this was the right home for us and our family and future. He really demonstrated his commitment to getting us settled in the right spot.All-in-all, Josh's fully tailored high-service low-pressure approach combined with his deep understanding of the market and visibility into the range of opportunities on-market, off-market and upcoming makes him the first call anyone should make when looking in Marin. It was the best call we made and it landed us our perfect spot! In the words of my two-year old "Tanks yooo Jos."

Josh sold a home for me last summer and then helped me purchase a new home. Both transactions had "issues" and in both he was amazing!In the sale of my home, I had tenants in the house and didn't think I would be able to list my house until they had left, but Josh used his wonderful charm and knowledge to be able to get my house sold much more quickly than I had thought possible.
