Nicole not only provided us with targeted listings for homes in the Auburn and surrounding communities, she also provided us with her own longtime resident insights, introduced us to local residents, and researched for answers to any questions we had. Since we were buying an acreage after living in suburbia for most of our lives, there was much to learn. Nicole shared details from her own acreage ownership experience and even got us access to tour homes that were already in escrow to help us to learn about comparable homes in the area and educate us to set expectations and.or tradeoffs to expect with various aspects of each of these complex properties (i.e. city water vs well, health of trees on the property, value and/or risks of non-house items such as fences, driveways, outbuildings, etc). Nicole provides help researching home inspectors, pest inspectors, someone to inspect and certify the pool, septic, and other aspects of the property, found out who provided Internet (a challenge in rural areas) and even did some research on property insurance providers (again, a challenge in rural areas). During the negotiations and escrow period, Nicole acted almost as our lawyer advising on which inspections are critical and working with us to interpret them. We actually canceled one escrow that we all agreed turned out not to be as good a deal as originally anticipated. Nicole earned trust by advising us to walk away from this risky deal even though it resulted in lost commission and more work for her. The house we eventually purchased was much better for our needs and, once again, Nicole was fully on our side in ensuring the repairs were completed/confirmed and that we received full credit for items not fixed.
