First, Monica advised me how to prep (repairs, fresh paint, etc) the house which prooved to be perfect, not too much and not too little. Second, her advice on when to put the house on the market also was perfect! Third, Monica's advice about how to stage the house for tours was impeccable - even though it was extremely challenging to put away 40 years accmulation of all the personal momentos, etc. Even more brilliant, I thought, was her recommendation at our first meeting in the fall, to photograph the garden while it looked great...instead of waiting until early spring when it would be too early for blooms! So far I couldn't have known to do any of these things. As the "sale day" approached she checked with me many times to be sure every detail was in place. Her photographer was able to make every shot, both inside and outside make the house look like a magazine spread! The big day arrived - the house entered the market at 9:21 am - first call for a tour came in a few minutes later - 5 tours were immediately scheduled for the first day and 4 for the next. The house sold in 30 hours to the minute from the time it entered the market! At this point her negotiating skills helped me so much to go through the 5 offers. In addition to being 100 percent behind me, I felt that she was honest and fair to the potential buyer, and I appreciated this. I was astounded at the quick sale, and when I looked back it was THEN that I realized how lucky I was to have decided to put the sale of ths important asset into her hands! In a few words Monica Van Nest is a knowledgable, open, honest, caring, considerate and positive PROFESSIONAL, who rises to the needs of her client.

Monica is AMAZING! No, she really IS! She definitely knows the Bryan/ College Station housing market. We relocated to the BCS from out of state for my job.
