I'm Jack E. Capps of league city, Texas. I have been activity in rental properties in southern California for many years, especially in the Cerritos, California area. Emily Ching started helping me five to ten years ago. She has helped in the following ways but not necessarily limited to the following: Keeping me updated on market conditions, e.g. home prices, rental rates, real estates trends, etc. When a rental of mine becomes vacant and i make her aware of it, she inspects the house, recommends needed repairs and upgrades that need to be made, finds the most cost effective contractors to make the repairs or make any upgrades. She then suggest a rental rate based on comparable. She finds potential tenants, screens them and sends me a copy of their application, credit report and her recommendations. She takes care of having the locks changed out, and helps the new tenants with switching over the utilities. Often times the tenants contact me to express how cordial, pleasant and helpful she was. In closing, Emily is very knowledgeable, efficient, prompt and honest. I am happy with her performance and would highly recommend her. She is also a pleasure to work with.

My husband and I were in the market wanting to sell our house. We interviewed several agents, but Emily came to the meeting prepared with numbers, print outs and comparables. Emily does not show you something that does not meet your criteria (therefore not wasting your time!) Most importantly she is honest and hard working, knowledgeable, lovely person! Our home was a wonderful home, and she was able to work with the facts and really do her best in the up-sell. She really cares whether or not you are happy with the sale and she is NOT in it simply for the commission. She had several OPEN HOUSE and fixed the home and helped us stage the home. She watered the plants and got the home show room ready. Some of the things she did for us was:A party slide show as an intro of my preparation to be your Realtor.She hosted a "client appreciation party" to entertain Short Sale sellers' families. About 300 people showed up.She hosted an encore event for Buyers/investors and local sellers.I would (and have) highly recommend her to anyone looking for an agent to sell or buy a house. She works very closely with the other side and she reported to us several times a day and was very professional. Emily was very helpful throughout the entire process and took her time explaining all of the paperwork. Emily and her team l is also very prompt at returning emails, text messages and phone calls. She really cares about her clients and I cant say enough great things about this agent.
