In my opinion MS. Fitzgerald failed real estate 101 and cost us a difference of $275K vs $315 K. During our first counter offer for $250K to $275K (this was her idea even though she priced the home at $315K), the second better offer of $315K was presented. She failed to inform the first contract low offer, that we had a better contract and to resend our counter offer prior to acceptance, and in fact she admitted that she informed the lower offer first party that had not yet signed the counter offer that we had a better offer pending. She only needed to resend the counter offer prior to the counter offer contract signed, and the second better offer would have be valid.. Although Michelle Cantrell graciously refunded the selling commission, I still question how she can employee an agent that has poor negotiating skills. To be frank, no one forced us to agree to $275K, but her lack of skill during the two contract offers, did cost us about $40K. The $275K offer closed in one week, which did not benefit us, but did initially give a quick commission to the agent.
