We have sold or purchased 7 homes in the last 25+ years and Horace is the best realtor we have had to date. His staff and network to really round out the experience from offer to closeTo provide some examples, Horace was always well prepared for each showing. He actually previewed some of the properties before showing us and went to investigate the history of the properties. I would send emails late at night with questions and in the morning he would answer or always follow up based on our needs. After meeting with us and learning more about our taste and needs, he quickly adapted and changed the search perimeter that was more focused and saved a lot of time for us. Even after we closed on our property, he was always there to help us with the move and making sure we had all the right connections. For example, we had needed to get our attic door repaired and sure enough, he was proactive and organized this for us without even asking. That is customer service for you for sure! Needless to say, this was the best realtor experience we have had to date and plan on using him in the future and would highly recommend him to all our friends and family. Conflicts of interest to maximize personal enrichment.Horace Bryan tried to sell a property on behalf of my HOA, even though I, as member of the board of directors, never retained Horace Bryan nor at the time did I know any of this was happening.In the hottest sellers market that anyone can recall, Horace Bryan conspired with another of his agents, Darrin Rankin, to list a property for sale that didn't have clear title and to act in a dual agency relationship paying a full 6% commission. Horace Bryan presented an offer to his agent Darrin Rankin without ever showing the property and Darrin Rankin accepted the offer on behalf of the seller (without the seller's knowledge). An inside deal brought from an insider with no competing bids, all without properly verifying if there was clear title. After I had complained about the terms that Rankin had thrust upon the seller without the seller's knowledge, Bryan conceded .5% down to a 5.5% commission.This was all possible because the seller is an HOA, and Rankin sits on the board of directors of this HOA with four other directors. Bryan never questioned the authority, let alone the ethics, of a board member self dealing with his own real estate agency. Rankin never disclosed to the board of directors his relationship and agency with Horace Bryan and Bryan's real estate firm. The directors discovered this fact and only after confronting Rankin, who never disclosed the name of the real estate agent to the board of directors, did Rankin make an admission.I don't know how this is allowed in the real estate industry.Horace Bryan threatened the HOA with regards to his disagreement with what we as a board believed. Never had an agent so eager to burn a bridge.There is no way to rank mendacity and breach of duty but considering that Bryan had no idea about the seller (local knowledge), didn't understand how to work with a corporation run by a board of directors (process expertise), the refusal to communicate with the seller (responsiveness), and the threat to sue the seller (negotiation skills), I did my best to express the nature of this transaction using the star ratings available.The only thing saving the seller from complete disaster was a problem with the title. Everything this agent did made things worse, and continues to worsen the situation. The seller is out tens of thousands of dollars at this point.
