We worked with Dale as our agent to sell our home and are very happy with his work. We were concerned because the area our home is located in is up and coming and we were at the highest end of what homes were selling for in that area. Despite these concerns, Dale was able to get the home sold for a record high in the area. We have also been working with Dale to purchase another property and are very happy with his work. Some of the agents in the area do not like dealing with Dale because he fights for his clients and usually agents would prefer to get their clients to pay more than to deal with negotiating a seller down but Dale fights for his clients even if it means not always appeasing his colleagues. I would recommend Dale to anyone looking to buy or sell their home as he was ALWAYS available to us and it was because of him working with the appraisers and lenders for the buyers that the sale even went through at all. Dale is one of the highest rated and awarded realtors in the Hoboken Jersey City area for a reason and it is because he is aware of everything that goes on in the market and goes above and beyond for his clients. Though it has been months since the sale of our home we have still been in contact with Dale to invite him for dinner to express our gratitude but also to maintain our relationship as we know that we can rely on him to make sound investment decisions on our behalf even if we are not in the area.

I am writing to give a summary of my experience working with Dale Fior and John Younan for sale of my condo in Jersey City, and to give a heartfelt recommendation for Dale and John. I familiar with the Jersey City market, sales in my building, as well as the realtor landscape in Hudson county. In a nutshell, Dale and John are excellent and without doubt the top realtor in Hudson county. You want him on your side!The success of our condo sale largely attributable to our realtor (and manager) Dale Fior. We gave full discretion to Dale for preparation, marketing, pricing, and negotiation and told our vendors to go to Dale for all decisions. Throughout the process, Dale managed 90% of our fears, in-decisions, and complaints, and we only saw 10% of Dale's efforts.Throughout the last 3 years, we've visited almost every open house at the Saffron and we have seen many styles of realtors. Our conclusion is that real estate transactions (even seemingly cookie-cutter ones) are sales processes that need care. The better realtors are able to help source buyers for sellers from their network, properly manage expectations to prevent dealbreakers, and effectively broker the deal by not only involving speaking with the client but also with the opposing agents, vendors, building management, and the city (for certifications/permits). Dale marketed our unit in a way to accentuate its strengths and de-emphasize its shortcomings without ever misrepresenting; he is the top agent in Hudson County and thus knew how to highlight our building vs. others. We received a bid for our unit within 1 day of the first open house and we completed the transaction through the coronavirus lockdown period aEUR" all because of Dale.For contrast, the worse realtors are unable to answer detailed questions about the building and unable to flesh out buyers' irrational fears. There are even worse situations that I have encountered as a prospective buyer: for example: in multiple open-houses that I have visited, I encountered realtors who actually advised against their clients as attempts to win my business as a buyers agent.

Local Knowledge: Dale has a thorough knowledge of the market in Jersey City and was very attentive to providing listings and arranging viewings ahead of our purchase in August '19.Process expertise: I found some offer interactions and strategy convoluted for what should have been an easier process. The offer we were finally successful with was a strategy that I proposed and left me feeling I could have performed the task more effectively myself. Post the offer being accepted communications broke down and i was often left frustrated with feedback provided to specifics around the deal and closing.Responsiveness: Pre-Offer accepted the responsiveness was always timely and had lots of information. While it was sometimes unstructured it was helpful for getting a grasp on the units available in the market we were looking at. Unfortunately i found the post-offer / pre-closing interactions were below the standards expected. At a time when support was needed I was often dealing with aspects in my own time / resolving issues the realtor had created. Communications were often reactive rather than proactive and not addressing the issues at hand. There was a sense of speed of response over quality and not understanding the client's concerns clearing. There was a clear lack of consistent understanding between Dale and his staff which impacted relationships between Client, Attorney and Mortgage lending team which I had to recover. While I attempted to address the style / approach problems directly and early on the interactions they didn't improve and i wasn't comfortable involving the agent toward the end of closing. I would also note that trying to get hold of and interact with Dale's manager prove difficult and i was left with a very dissatisfied experience which i requested a refund for but was unsuccessful.Negotiation skills: Dale is obviously a seasoned negotiator and able to ascertain information from other brokers during the offer stage but i felt was providing a mixture of facts and gut feeling during discussions. This was a confusing style which i adjusted to. The strategy i provided for the offer was one which Dale was not familiar with but prove successful. The negotiation skills of dealing with me as the client deteriorated once the offer was accepted - which i was disappointed with.Overall I have had two experiences of realtors in Jersey City in 2019 from both a selling and buying perspective and each have had flaws which i felt were not reflective of the expected level of quality deserved. While I dont have intentions to sell in the foreseeable future I wouldn't recommend this realtor or firm.

So I usually never leave reviews, especially as much as I read them. But my fiancA(C) and I met Dale at an open house of one of his listings in downtown Jersey City. Although we were not interested in that listing, we actually had some great informative conversation with Dale about the state of the market. He definitely knew his stuff and gave us great insight. He was not overly assertive, but did offer to help us with our browsing if we needed it. We agreed to provide our email contacts so he can send us some local market news and new listings that might interest us. And after a few weeks, he actually helped us find something we really liked, but we still werent completely ready, so he is still helping us look. In summary, he is a very experienced agent, and intelligent and aware of our local market trends. We are happy we met him, and are still in touch with him today. We would definitely recommend him and he is certainly worth speaking to particularly for his local market expertise.
