I enlisted Bobs help to sell seasonal property on Upper Saranac Lake. This property was owned by my brother and me, so Bob had two parties to deal with. Because of our over estimated value of the property the selling took about 2 years to come to fruition. Through it all Bob was always available to answer question and to gently share some advice that he had picked up because of his years in this business. He never pushed us to follow his advice, but many times we did. Even when we did have a qualified offer I was anxious to say yes but my brother said he wanted more. Bob came up with an option to ask for more in negotiations knowing fair well that if it seemed to be a deal breaker we could always fall back on accepting the original offer. This negotiation technic increased our agreed upon price about 5%. In closing I would just like to say that if there were more stars available above I would be selecting all of them.

Bob is familiar with the Saranac Lake/Lake Placid area, as well as the surrounding areas. He is knowledgeable about the recent sales and the buying and selling market in the Adirondacks. Bob is also very personable and easy going.My house was one day away from closing, Bob was doing the final walk through with the prospective buyer and discovered that the pipes had frozen and cracked, causing the first floor and basement to flood, causing thousands and thousands of dollars of damage, not to mention sadness and stress for myself (who still owns the property) and the potential buyer. I am up to my neck in finding the receipts and invoices for the damaged and lost items in the house, and getting the remodel and repairs scheduled so that the closing can still happen. I want to say that the pipes bursting was not due to any negligence on my part -- However, the propane company that is supposed to deliver propane to my house on a automatic delivery system, DID NOT DELIVER ANY PROPANE. The tank ran out!Is that specific enough?? I am not even thinking of this right now. Ask me again when this mess is fixed.
