When I broke my foot by stepping in a squirrel hole last year, I knew my days in my 3-level townhouse were numbered, so I began searching the internet for single-level homes. I became interested in 55+ communities in Southern California and was further drawn to manufactured homes in 55+ parks.My goal was to locate properties online, set up visits with listing agents, and, if ready to make an offer, just use the relevant listing agent to go forward with the purchase. But as my husband and I began to focus mostly on manufactured housing, we realized, having only ever bought and lived in site-built housing, that we were disadvantaged. It was then that we asked Woody Henderson, whom we had signed as Listing Agent for the sale of our townhouse, to serve as our Buyers' Agent as well; and it proved to be the best decision we could have made.Woody is well-versed in the unique details of buying manufactured housing as well as traditional housing, and we staked our future on his knowledge and hugely supportive, low-key guidance. He was quickly responsive in discovering details of listings we had no access to, and always willing to make a trip to meet us anywhere.When I finally located the perfect property, Woody joined us for a thorough walk-thru-and-around and offered sound advice as to the value of the property. We asked him to write an offer -- which was accepted just as Covid-19 began to wreak havoc everywhere. Not only did Woody deftly handle routine details of escrow, but he also dealt with unexpected, unique crises caused by the upheaval of statewide shutdowns. Woody was also able to put us in touch with a contractor who found flooring materials and was able to install them, allowing us to move into our new place without living with the old carpeting for the foreseeable future. We came to believe, with good reason, that Woody can do anything!Above all, I was most impressed by Woody's calm confidence and sense of humor -- traits that helped us through a typically stressful time exacerbated by once-in-a-lifetime upheaval.
